Short answer

Most buyers start from the price and hope the instalment works. It is easier the other way round: decide what you are comfortable paying each month, and let that set the price ceiling. At a 90% margin over 35 years, RM3,000 a month supports a purchase of roughly RM732,842.

Budget to price, worked backwards

Assumes a 90% margin over 35 years at 4.2% a year. Your rate depends on the bank and your profile, so treat this as the shape of the answer rather than the answer.

Instalment only. Service charge, car park, insurance and assessment are on top — budget for them separately.

The mistake worth avoiding

A bank approval tells you what you can borrow, not what you should. The gap between the two is where people get uncomfortable in year three, when the car needs replacing or a child arrives. Set the monthly figure first, then shop inside it.

What the table leaves out

Three costs land every month alongside the instalment:

  • Service charge. Ask for the rate per square foot before you commit; across buildings it varies several times over.
  • Car park. Some city projects allocate none, and a monthly bay is a recurring cost of its own.
  • Insurance and assessment. Smaller, but they are real and they recur.

And once, before the keys: the deposit plus roughly 3% for stamp duty, legal and valuation — none of which a bank will lend you.

How much a small move in rates changes the answer

A floating rate moves with the benchmark, and budgeting at today’s rate is the most common optimistic error. On a RM900,000 purchase at 90%:

Annual rateMonthly instalmentAgainst 4.0%
4.0%RM3,586—
4.5%RM3,833+RM247
5.0%RM4,088+RM501
5.5%RM4,350+RM763
6.0%RM4,619+RM1,032

From 4.0% to 5.0% is about RM501 more a month — over RM6,018 a year. Stress-test at a higher rate before you commit, not after.

The same money buys different amounts of space

Price alone does not tell you what you are getting. Cost per square foot at the entry layout, across the projects we track:

Orion ResidencesRM1,450,000491 sq ftRM2,953
Royal LexisRM1,897,000573 sq ftRM3,311

The spread is wide: RM1,523 to RM3,311 per square foot. Two projects at a similar headline price can differ substantially in what you actually occupy.

Ready now, or waiting

At any budget there is a second question: do you need somewhere to live now?

If you are renting while you wait, the rent belongs in the comparison. Three years at RM2,500 a month is RM90,000 — enough to change which project is actually the cheaper choice.

How to set your own number

Banks assess what you can service; only you know what you can live with. A practical way to land on the figure:

  1. Take your current housing cost. Rent, or your existing instalment. That is a number you have already proven you can pay.
  2. Add what you genuinely save each month — not what you intend to save, what actually stays in the account.
  3. Subtract the recurring costs that come with owning and not with renting: service charge, car park if it is not allocated, insurance, assessment, and a reserve for repairs.
  4. Take 80% of what is left. The remainder is your headroom for the year the car dies or the rate rises.

The number that comes out is usually lower than the bank’s ceiling. That gap is the point of the exercise.

Questions

Does a longer tenure really help?

It lowers the monthly figure and raises the total interest. Thirty-five years against thirty is a meaningful difference each month and a large one over the life of the loan. Take the longer tenure if it is what makes the purchase safe, not to reach a more expensive home.

Should I put down more than 10%?

A larger deposit lowers the instalment and the interest, but it also empties the reserve you will want at handover. Keep enough back for fit-out, deposits and the first year.

What if rates rise after I buy?

On a floating rate the instalment rises with the benchmark. That is why the table above stress-tests to 6% — if the purchase still works there, it is a resilient one.

Is the service charge negotiable?

No. It is set by the management for the building, and it is revised over time. Ask for the current rate and the last few years of revisions before you commit.

Why not just buy at the bank’s maximum?

Because approval measures your income today, not the next thirty years. The instalment is the only cost here that you cannot renegotiate later.
