How we check the figures on this site
Short answer
Every price, size, layout, tenure and completion date for the projects on Claire's list is checked against the developer's own documents — brochures, price lists and sales kits — and carries the date it was checked. Buying rules and tax rates come only from official sources. Where sources disagree we follow the latest official document and keep words like "officially", "expected" and "about".

Where project figures come from
- The developer's own documents: brochures, price lists, sales kits and floor plans.
- Each project page shows the date its figures were checked.
How prices are shown
- We show the developer's published starting price (gross), usually the smallest or lowest-floor unit.
- Real prices change with unit, floor and time — ask for the current price list before you book.
Buying rules, taxes and loans
- Stamp duty, the foreign-buyer minimum price and loan margins are checked only against official sources: Bank Negara Malaysia, the Inland Revenue Board (LHDN), the Federal Gazette and state notices.
- If there is no official source for a rule, we leave it out.
Developer backgrounds
- Taken from listed companies' annual reports, Bursa Malaysia announcements and the developers' official material, each with its source.
When sources disagree
- We follow the latest official document and keep the qualifier — "officially", "expected", "about". An estimate is never written as a fact.
Found a mistake?
- Tell Claire on WhatsApp. We check it, correct it and update the checked date.
