Of the 14 projects we track, 5 are completed and 9 are still building. A finished home can be inspected and occupied now. An unfinished one asks you to wait three to five years — and if you are renting through that, three years at RM2,500 a month is RM90,000 that never appears in the price comparison.

With a completed building you can see three things a brochure cannot show: the actual finish quality, how the common areas are being maintained, and who your neighbours are. You can also move in without paying rent in parallel.

The rent column is illustrative at RM2,500 a month. Use your own figure — it is the cost of the wait, and it is real money.
The case for each
Buying completed
- Inspect the actual unit, not a show unit
- No rent running in parallel
- The service charge and management quality are observable, not promised
- Resale comparables already exist in the same building
Buying under construction
- Payments are staged against construction, so the early cash burden is lighter
- Wider choice of unit, floor and facing
- Everything is new, with a defect liability period after handover
The question that settles it
Where are you living now, and what does it cost? If you own and are comfortable, waiting is cheap. If you are renting, the wait has a price tag, and it belongs in the comparison before you decide which project is better value.
Prices and completion dates are as published by the developer, last checked 24 September 2026. Dates on projects under construction can move.
What to check on a completed building
- Walk the common areas at an ordinary hour, not on a viewing appointment. Lifts, lobby, corridors, rubbish rooms — they show how the place is actually run.
- Ask for the last few years of service charge revisions. The trend matters more than today’s figure.
- Ask about the sinking fund. An underfunded one means special levies when major works come due.
- Look at how many units are currently for sale or rent in the building. That is who you will compete with when you sell.
What to check on one still building
- The delivery date in the sale and purchase agreement, not the one in the brochure.
- The developer’s record on recent projects — delivered on time, or late?
- Built-up area tolerance, and what happens if the delivered unit differs from the plan.
- The defect liability period and how claims are handled after handover.
Questions
Is a completed unit more expensive?
Not necessarily. Pricing reflects location, size and demand more than completion status. What completion changes is your cost of waiting, not usually the price.
Can I inspect before buying a completed unit?
Yes — and you should, including the actual unit rather than a show unit, and the common areas at a normal hour.
What if completion is delayed?
The agreement sets out the delivery obligation and what follows if it is missed. Read that clause before signing; it is the one that matters if the date slips.
Does a new building have lower maintenance?
Early on, sometimes. But the sinking fund is also younger, so the first major works can arrive as a levy. Ask about both.
Which is easier to resell?
Completed stock has comparables in the same building, so pricing is transparent. That cuts both ways — it is easy for your buyer to compare too.
The three costs of waiting, not one
People price the wait as rent and stop there. There are three:
1. Rent
The obvious one. Three years at RM2,500 a month is RM90,000, and it buys you nothing you keep.
2. Moving twice
If your current lease does not line up with handover, you may rent somewhere in between, move twice, and pay a penalty for breaking a tenancy early. It is small individually and material together.
3. Uncertainty
Completion dates move. The agreement sets the obligation, but a slip of six months is six more months of rent that was never in your budget. Read the delivery clause before you sign, not after the date passes.
And the three advantages of waiting
- Staged payments. On a project under construction the bank releases against progress, so the early instalments are smaller and grow with the build.
- Choice. Early in a launch you pick the floor, the facing and the layout. In a completed building you take what is left.
- A defect liability period. Problems found after handover are the developer’s to fix for a defined period. A sub-sale is sold as it stands.
A quick way to decide
Work out the total rent you would pay until handover, then compare it with the price difference between the completed option and the one still building. If the rent is larger than the gap, the finished home is cheaper in real terms even if its sticker price is higher.

| 2 years | RM60,000 | RM84,000 | RM108,000 |
