DAWN KL City Centre is a 69-storey freehold project by Dawn Land Sdn Bhd on less than 1.4 acres on the Kampung Baru side of the city centre, with 960 units from 348 to 835 sq ft. It lists from RM 717,000 to RM 1,972,000, about RM 2,048 psf, and the fee is RM 0.70 psf including sinking fund. Completion is estimated for April 2029. Nothing here is larger than 835 sq ft, there is no allocated car park (bays rent at RM 250 a month), and the title is split: commercial under HDA above level 24, plain commercial below it. KLCC LRT is about 430 m away in a straight line. In short: a compact freehold entry near KLCC for a single person or couple, not a family home.

My verdict: who it suits, who it doesn’t
Consider it if you:
- want freehold within walking range of KLCC at an entry price under RM 1 million for the smaller units;
- live alone or as a couple and are happy in 550 to 835 sq ft;
- like everyday shops close by; Lucky Star Market is about 190 m away and a clinic about 150 m away, both straight-line;
- would use the dual-key layouts to keep a separate suite for a guest or relative.
Pass on it if you:
- need three bedrooms or more than 835 sq ft;
- want a car bay that comes with the unit; parking is rental only;
- are unsure about the title split; the lower suites sit on a commercial title without HDA, so confirm which part your unit is in.

Location and walking context
Straight-line distances from the database coordinate. Expect real walking routes to be longer.
| Place | Straight-line distance |
|---|---|
| Perdana Medical Clinic | about 150 m |
| Lucky Star Market | about 190 m |
| Advance Tertiary College | about 220 m |
| Erican College | about 300 m |
| KLCC LRT (KJ10) | about 430 m |
| Suria KLCC | about 470 m |
| Muji | about 480 m |
| Laman Standard Chartered | about 510 m |
| Raja Uda MRT (PY19) | about 770 m |
| KLCC Park | about 800 m |
The pattern: daily errands are a few minutes on foot, while Suria KLCC and the LRT are each a little under half a kilometre away. Raja Uda MRT on the Putrajaya line is a second option at under 1 km.
Layouts: which one I would pick
Types A to A7 are listed as office suites. The project has two towers: Tower A for lifestyle suites, up to 40 units a floor, and Tower B for serviced apartments, up to 12 a floor. Fee = size × RM 0.70.
| Type | Size | Rooms | Monthly fee at RM 0.70 psf |
|---|---|---|---|
| A5 (office suite) | 348 sq ft | 1 room, 1 bath | 348 × 0.70 = RM 243.60 |
| A, A1, A4 (office suite) | 350 sq ft | 1 room, 1 bath | 350 × 0.70 = RM 245.00 |
| A3 (office suite) | 416 sq ft | 1 room, 1 bath | 416 × 0.70 = RM 291.20 |
| B (dual key) | 550 sq ft | 2 bath | 550 × 0.70 = RM 385.00 |
| B1 | 550 sq ft | 2 bed, 1 bath | 550 × 0.70 = RM 385.00 |
| C5 | 737 sq ft | 2 bed, 1 bath | 737 × 0.70 = RM 515.90 |
| C1 | 739 sq ft | 2 bed, 1 bath | 739 × 0.70 = RM 517.30 |
| C (dual key) | 762 sq ft | 2 bath | 762 × 0.70 = RM 533.40 |
| C2 | 785 sq ft | 2 bed, 1 bath | 785 × 0.70 = RM 549.50 |
| C4 (dual key) | 804 sq ft | 2 bath | 804 × 0.70 = RM 562.80 |
| C2A | 835 sq ft | 2 bed, 1 bath | 835 × 0.70 = RM 584.50 |
My pick: Type C2A, 835 sq ft, two bedrooms. It is the largest plan in DAWN and the largest single-key two-bedroom, so it is the one that comes closest to a normal home rather than a suite. Compared with the 739 sq ft C1, you get almost 100 sq ft more for about RM 67 more in fees each month. That extra space matters most in a building where every other option is smaller. The trade-off is one bathroom; if a second bathroom matters more than floor area, look at the dual-key C4 at 804 sq ft instead.
Price view
DAWN’s database list figure is about RM 2,048 psf. Projects in the same database within about 700 m (developer list figures, not recorded sales):
| Project | Straight-line distance | Listed psf | Status | Tenure |
|---|---|---|---|---|
| DAWN KL City Centre | – | about RM 2,048 | New launch, 2029 | Freehold |
| DIVINE KL City Centre | about 100 m | about RM 1,600 | New launch, 2032 | Leasehold |
| Ascott Star Residence | about 290 m | about RM 2,274 to 2,583 | Completed 2021 | Freehold |
| CloutHaus Residences | about 420 m | about RM 2,900 | New launch, 2029 | Freehold |
| Jewel by Oxley KL City Centre | about 660 m | about RM 2,295 | Completed 2025 | Freehold |
| SO Kuala Lumpur Residences | about 660 m | about RM 2,677 | Completed 2025 | Freehold |
| Phoeniz Suites @ KL City Centre | about 700 m | from about RM 2,100 | New launch | Freehold |
My reading: among the freehold names here, DAWN lists lowest per sq ft. DIVINE, practically next door, lists lower again, but it is leasehold and later (2032). So the question with DAWN is whether small freehold units at around RM 2,048 psf suit you better than leasehold space at a lower psf right beside it. Small units often carry a higher psf than large ones, so compare the total price of the size you actually need.
What completed buildings nearby have actually sold for
Now a different measure: recorded transactions, not this project’s price. The medians are our own, taken from the building’s transfers in NAPIC’s open transaction data between January 2021 and June 2026, on recorded floor area.
| Completed building | Straight-line distance | Recorded sales | Median psf | Period | Tenure |
|---|---|---|---|---|---|
| Ascott Star Residence | about 290 m | 86 | about RM 1,924 | Jan 2021 – May 2026 | Freehold |
| Eaton Residences | about 1.53 km | 79 | about RM 1,587 | May 2021 – Apr 2026 | Leasehold |
Reading it: Ascott Star, under 300 m away and also freehold, has a recorded median a little over RM 100 psf below DAWN’s list figure. Its typical recorded unit is larger than most DAWN units, and it is finished, so the two are not like for like. Eaton is further away and leasehold, so it is a weaker reference. Neither number is a forecast.
Monthly cost
The fee is RM 0.70 psf with sinking fund included. For C2A, 835 × 0.70 = RM 584.50 a month. A rented bay adds RM 250, bringing it to RM 834.50. Quit rent, assessment, utilities and insurance come on top.
Foreign buyers
Foreign purchasers in Kuala Lumpur must buy at RM 1,000,000 or above, with consent from the land authority. DAWN ranges from RM 717,000 to RM 1,972,000, so some units are below the line and some above. The database has no price per layout, so ask for the unit price list to see which units a foreign buyer can take.
3 things to check at the viewing
- Which title your unit sits on. Above level 24 the title is commercial under HDA; below it is commercial. Ask what that means for your SPA and loan.
- Office suite or residence. Types A to A7 are listed as office suites; ask what use is permitted before you buy one to live in.
- Parking availability. Ask how many rental bays exist for 960 units and whether the RM 250 rate is fixed.
