Golden Crown Residence is the 60-storey residential part of Menara Golden Eagle, a hotel, office and residence development on Jalan Tun Razak beside Tun Razak Exchange. The developer is Multibay Development Sdn Bhd, a Golden Eagle subsidiary. It is leasehold, with 490 units from 624 to 1,238 sq ft, one to three bedrooms, listed from RM 1,280,000 to RM 3,031,000 at about RM 2,051 psf. The fee is approximately RM 0.80 psf. Completion is listed for 2026, with a target of December 2026. The building has an underground link to the TRX MRT interchange, about 60 m away in a straight line, and to The Exchange TRX mall. If you want to live at TRX and ride the MRT without stepping outside, it deserves a look; if freehold matters to you, the freehold towers nearby will suit you better.

My verdict: who it suits, who it doesn’t
Shortlist it if you:
- want a direct underground route to two MRT lines and a major mall;
- like a park on the doorstep; TRX City Park is about 330 m away in a straight line;
- want a building near completion rather than a 2029 launch;
- need a three-bedroom; Type D at 1,238 sq ft has three bedrooms and two bathrooms.
Leave it off if you:
- only buy freehold; this is leasehold;
- want the smallest Type A unit on a lower floor with parking; 30 Type A units on levels 13 to 22 have no car park;
- want a tower with only homes in it; this is a mixed development shared with a hotel and offices.

Location and walking context
These are straight-line distances from the database coordinate. The underground link changes how the station feels day to day, but street walks will still be longer than the figures.
| Place | Straight-line distance |
|---|---|
| Tun Razak Exchange MRT interchange (KG20 / PY23) | about 60 m |
| Muji | about 120 m |
| Urban Marketplace | about 250 m |
| The Exchange TRX | about 280 m |
| TRX City Park | about 330 m |
| Prince Court Medical Centre | about 710 m |
| SMK Dato Abu Bakar | about 720 m |
| The Starhill | about 910 m |
| Conlay MRT (PY22) | about 930 m |
| MyTOWN | about 950 m |
The picture: everything most residents need daily, from groceries to a park to the MRT, is inside TRX. The Bukit Bintang malls are about a kilometre off, so this is a calmer base than living on the shopping strip.
Layouts: which one I would pick
Fee at approximately RM 0.80 psf, so size × 0.80.
| Type | Size | Rooms | Monthly fee at about RM 0.80 psf |
|---|---|---|---|
| A1 | 624 sq ft | 1 bed, 1 bath | 624 × 0.80 = RM 499.20 |
| A2 (balcony) | 732 sq ft | 1 bed, 1 bath | 732 × 0.80 = RM 585.60 |
| B1 | 926 sq ft | 2+1 bed, 2 bath | 926 × 0.80 = RM 740.80 |
| B2 | 926 sq ft | 2+1 bed, 2 bath | 926 × 0.80 = RM 740.80 |
| B3 | 958 sq ft | 2+1 bed, 2 bath | 958 × 0.80 = RM 766.40 |
| C (dual key) | 1,023 sq ft | 2+1 bed, 2 bath | 1,023 × 0.80 = RM 818.40 |
| D | 1,238 sq ft | 3 bed, 2 bath | 1,238 × 0.80 = RM 990.40 |
My pick: Type C, 1,023 sq ft, 2+1 bedrooms, dual key. It gives you the same room count as the B types plus a second front door, for under RM 80 a month more in fees than B3. That flexibility suits an owner who works from home and wants clients to use a separate entrance, or a household where a grown child wants independence. If you later sell, it can be marketed both to families and to buyers who want one side for themselves and one for a relative. The only real cost is the extra 65 sq ft of price over B3.
If you do not need two doors, B3 at 958 sq ft is the simpler choice. If you need a full third bedroom, Type D is the only option.
Price view
Golden Crown’s database list figure is about RM 2,051 psf. Projects in the same database within about 1 km (developer list figures, not recorded sales):
| Project | Straight-line distance | Listed psf | Status | Tenure |
|---|---|---|---|---|
| Golden Crown Residence | – | about RM 2,051 | Under construction, 2026 | Leasehold |
| Core Residence @ TRX | about 470 m | about RM 2,171 | Completed 2024 | Freehold |
| Orion Residence | about 790 m | about RM 2,707 to 3,750 | Completed 2026 | Freehold |
| Conlay | about 840 m | about RM 2,300 to 2,600 | Completed 2025 | Freehold |
| Pavilion Square Residence | about 910 m | about RM 2,300 to 2,800 | Under construction, 2029 | Leasehold |
| Eaton Residences | about 970 m | about RM 2,125 | Completed 2022 | Leasehold |
| Branniganz Suites @ Bukit Bintang | about 980 m | from about RM 2,163 | New launch, 2028 | Leasehold |
My reading: Golden Crown has the lowest list psf in this group. Core Residence, the closest TRX neighbour, lists only about RM 120 psf higher and is freehold and finished, so compare the two side by side before deciding; the MRT link and the larger family layouts here are what you would be choosing over freehold there.
What completed buildings nearby have actually sold for
The next table is a reality check from a different source: recorded transactions, not this project’s price. The figures are our own medians of each building’s transfers in NAPIC’s open transaction data for January 2021 to June 2026, on the floor area in each record.
| Completed building | Straight-line distance | Recorded sales | Median psf | Period | Tenure |
|---|---|---|---|---|---|
| Eaton Residences | about 970 m | 79 | about RM 1,587 | May 2021 – Apr 2026 | Leasehold |
| Lucentia Residences | about 1.41 km | 74 | about RM 1,788 | Jan 2021 – Oct 2025 | Leasehold |
How to use it: both are finished leasehold towers, so on tenure they are a fair match for Golden Crown. Their recorded medians sit roughly RM 260 to 460 psf below Golden Crown’s list figure. Some of that is the age of the stock and the absence of a direct MRT link; some is simply the difference between a developer’s price and a resale. Use these as the resale level for leasehold homes in this part of town, not as a prediction.
Monthly cost
At about RM 0.80 psf, the Type C pick costs 1,023 × 0.80 = RM 818.40 a month. Confirm the final fee at handover, since the database marks it as approximate. Quit rent, assessment, utilities and insurance are separate.
Foreign buyers
Foreign buyers in Kuala Lumpur can only buy units of RM 1,000,000 and above, and need consent from the land authority. Golden Crown starts at RM 1,280,000, so every layout clears that threshold. The title is commercial under HDA.
3 things to check at the viewing
- Car park for Type A. Thirty Type A units on levels 13 to 22 come without a bay; if you buy an A1 or A2, confirm in writing that yours has one.
- Where the underground link starts. Ask to see the route from the residential lobby to the MRT and to The Exchange TRX, and the hours it is open.
- How the residence is separated from the hotel and offices. Ask about separate lifts, lobbies and the 58th and 59th floor facilities reserved for residents.
