Royal Lexis Kuala Lumpur is a 66-storey freehold serviced residence on Jalan Sultan Ismail by KL Metro Group, with 518 units on 0.71 acres and completion expected in October 2029. Every unit comes fully furnished with its own private pool, and the building is to be managed by Lexis Hotel Group. Sizes run from 573 to 1,225 sq ft and prices from RM 1,897,000 to RM 4,418,000, starting at about RM 2,950 psf gross. The fee is RM 0.80 psf plus a 10% sinking fund. Choose it for the hotel-style product and the private pool; skip it if you need a car bay, because owners get none. Bukit Nanas monorail station is about 70 m away in a straight line.

My verdict: who it suits, who it doesn’t
A good match if you:
- want something that feels like a hotel suite you own: furnished, hotel-managed, pool inside the unit;
- do not drive in the city and are happy relying on the monorail and LRT;
- are a foreign buyer with a budget well above RM 1 million and want freehold;
- can wait until about late 2029 for handover.
A poor match if you:
- need parking; the database states that no car bay is allocated to owners, as the podium car park serves hotel guests;
- compare purely on psf; this is the highest list figure in its database neighbourhood;
- want a family home with three bedrooms; the top layouts are two-bedroom;
- want the HDA protections of a residential title; this is a non-HDA serviced residence.

Location and walking context
Straight-line distances from the database coordinate. Sultan Ismail is a busy road with few direct crossings, so walking times will be longer than the numbers suggest.
| Place | Straight-line distance |
|---|---|
| Bukit Nanas monorail | about 70 m |
| Malaysian Institute of Art (city campus) | about 320 m |
| Dang Wangi LRT (Kelana Jaya line) | about 330 m |
| Selections (supermarket) | about 380 m |
| SMK Convent Bukit Nanas | about 420 m |
| Lulu (supermarket) | about 570 m |
| Laman Standard Chartered (green space) | about 650 m |
| Jakel Mall | about 660 m |
| Quill City Mall | about 720 m |
This is the Bukit Nanas end of the city centre, between the KLCC side and the older Dang Wangi and Jalan Tuanku Abdul Rahman streets. The monorail is almost at the door and the Kelana Jaya line is a short walk. Big daily shopping means Lulu or Quill City rather than a mall in the building.
Layouts: which one I would pick
The fee rate used below is RM 0.80 plus 10% sinking fund, which is RM 0.88 psf.
| Type | Size | Rooms | Units | Monthly fee at RM 0.88 psf |
|---|---|---|---|---|
| A | 573 sq ft | 1 bed, 1 bath | 112 | 573 × 0.88 = RM 504.24 |
| B | 802 sq ft | 1 bed, 1 bath | 70 | 802 × 0.88 = RM 705.76 |
| C, dual key | 1,085 sq ft | 2 bed, 2 bath | 175 | 1,085 × 0.88 = RM 954.80 |
| D | 1,155 sq ft | 2 bed, 2 bath | 14 | 1,155 × 0.88 = RM 1,016.40 |
The layout list also shows Type C variants at 1,052, 1,053 and 1,225 sq ft; the four rows above account for 371 of the 518 units.
My pick: Type B, 802 sq ft, one bedroom. It is a large one-bedroom by city standards, so the private pool and the living room are not squeezed together the way they can be in a 573 sq ft plan. With only 70 of them, it is also less common than Type A when you eventually resell. If you want a second bedroom, Type D at 1,155 sq ft is the rarest plan in the building, with just 14 units; Type C suits buyers who want the dual-key split.
Price view
Royal Lexis lists from about RM 2,950 psf gross. Nearby projects in the same database (developer list figures, not recorded sales):
| Project | Straight-line distance | Listed psf | Status | Tenure |
|---|---|---|---|---|
| Royal Lexis Kuala Lumpur | – | from about RM 2,950 | Expected 2029 | Freehold |
| CENTRIX The Station | about 300 m | about RM 1,600 to 1,850 | Under construction, 2029 | Leasehold |
| CloutHaus Residences | about 620 m | about RM 2,900 | New launch, 2029 | Freehold |
| DAWN KL City Centre | about 850 m | about RM 2,048 | New launch, 2029 | Freehold |
| Ascott Star Residence | about 1.07 km | about RM 2,274 to 2,583 | Completed 2021 | Freehold |
| SO Kuala Lumpur Residences | about 1.25 km | about RM 2,677 | Completed 2025 | Freehold |
My reading: Royal Lexis is priced as a hotel product, not as a plain condo. CloutHaus, also freehold and due the same year, sits in a similar band; CENTRIX, a few hundred metres away, lists far lower on leasehold. What you pay over the neighbours is for the in-unit pool, the furnishing and the hotel operator, so decide first whether you value those, then look at the psf.
What completed buildings nearby have actually sold for
Here is a different measure: recorded transactions, not this project’s price. For each finished building we took the transfers in NAPIC’s open transaction data from January 2021 to June 2026 and calculated our own median psf on the recorded floor area. Treat these as rough markers only; they make no forecast.
| Completed building | Straight-line distance | Recorded sales | Median psf | Period | Tenure |
|---|---|---|---|---|---|
| Ascott Star Residence | about 1.07 km | 86 | about RM 1,924 | Jan 2021 – May 2026 | Freehold |
| Eaton Residences | about 1.75 km | 79 | about RM 1,587 | May 2021 – Apr 2026 | Leasehold |
| Lucentia Residences | about 1.85 km | 74 | about RM 1,788 | Jan 2021 – Oct 2025 | Leasehold |
How to use it: none of these is a close twin. Ascott Star is the nearest freehold reference, and its recorded median is about RM 1,000 psf below Royal Lexis’s starting list. That gap is the measure of how much of the price rests on the hotel concept and newness. Ask yourself whether you would still be comfortable if a future buyer valued the unit closer to finished stock.
Monthly cost
RM 0.80 psf plus a 10% sinking fund makes RM 0.88 psf. Multiply your size by 0.88: Type A is 573 × 0.88 = RM 504.24 a month. Pool upkeep inside the unit, quit rent, assessment and insurance should be asked about separately.
Foreign buyers
Foreign buyers in Kuala Lumpur need a unit priced at RM 1,000,000 or more and consent from the land authority. Royal Lexis starts at RM 1,897,000, so every layout qualifies. The title is a freehold serviced residence, non-HDA.
3 things to check at the viewing
- How the private pool is maintained. Ask who cleans and services the in-unit pool, how it is charged, and what the weight and waterproofing warranty covers.
- What the hotel operator controls. Ask whether owners can live in the unit freely or must place it in a hotel programme, and read the management agreement before signing.
- Where you would park. Owners get no bay. If you or your visitors drive, ask what season parking costs in the podium or nearby.
