Jewel by Oxley is the residential tower that shares a freehold 3.11-acre Jalan Ampang site with SO Kuala Lumpur Residences. It was completed in 2025, holds 267 homes across 49 storeys, and its layouts run from 678 to 2,185 sq ft. The database lists RM 1,784,000 to RM 3,759,000, or about RM 2,295 psf gross, with a fee of RM 0.66 psf including sinking fund. Where its sister tower is built around compact units, Jewel is the one for buyers who want a bigger floor plan, an owned car bay and a lower per-foot list figure on the same plot. KLCC LRT is about 240 m away in a straight line, and every unit sits above the RM 1 million foreign-buyer line.

My verdict: who it suits, who it doesn’t
It fits you if you:
- want a finished, freehold home in the KLCC pocket and can move in or furnish now rather than wait out a construction period;
- need more room than a typical city suite; the 1,000 sq ft-plus layouts (B5, D1, D2, E1) are the real point of this tower;
- own a car and want a bay that belongs to the unit, not a floating access card;
- prefer a quieter residents’ deck on Level 7 over a shared hotel-style sky level.
Look elsewhere if you:
- want the lowest ticket into KLCC; Jewel starts at RM 1,784,000, higher than several new launches close by;
- are set on a branded-residence experience; the SO/ name belongs to the neighbouring tower;
- want one of the six listed Type B1 units below Level 27 and also need parking; those come without a bay.

Location and walking context
Measured straight-line from the database coordinate. Real walking routes around the KLCC blocks are longer, so treat each figure as a minimum.
| Place | Straight-line distance |
|---|---|
| Village Grocer (supermarket) | about 160 m |
| Shoppes at Four Seasons Place | about 180 m |
| KLCC LRT (Kelana Jaya line) | about 240 m |
| Muji | about 290 m |
| Persiaran KLCC MRT (Putrajaya line) | about 350 m |
| KLCC Park | about 360 m |
| Suria KLCC | about 400 m |
| Ampang Park LRT | about 420 m |
In practice this is a groceries-downstairs, park-around-the-corner address. Two rail lines sit within about 350 m, and Suria KLCC is about 400 m out, so a car is a choice here rather than a need.
Layouts: which one I would pick

The database holds ten layouts with sizes but does not give bedroom counts for each type; the range across the tower is 1 to 3+1 bedrooms and 1 to 3 bathrooms. Check each floor plan for the room split.
| Type | Size | Monthly fee at RM 0.66 psf |
|---|---|---|
| B1 | 678 sq ft | 678 × 0.66 = RM 447.48 |
| B3 | 754 sq ft | 754 × 0.66 = RM 497.64 |
| B2 | 775 sq ft | 775 × 0.66 = RM 511.50 |
| B4 | 818 sq ft | 818 × 0.66 = RM 539.88 |
| C1 | 958 sq ft | 958 × 0.66 = RM 632.28 |
| C2 | 980 sq ft | 980 × 0.66 = RM 646.80 |
| B5 | 1,033 sq ft | 1,033 × 0.66 = RM 681.78 |
| D2 | 1,173 sq ft | 1,173 × 0.66 = RM 774.18 |
| D1 | 1,227 sq ft | 1,227 × 0.66 = RM 809.82 |
| E1 | 2,185 sq ft | 2,185 × 0.66 = RM 1,442.10 |
My pick: Type C1, 958 sq ft. It is the smallest plan in the C series, so it gets you clearly past compact-suite territory without paying for the D sizes. Its fee stays near RM 630 a month, and a unit of this size comes with its own bay under the tower’s parking rule. Confirm the room count on the C1 plan before you commit.
For a household that needs space to grow, D1 at 1,227 sq ft is the next step. E1 at 2,185 sq ft is a one-off size in this tower and suits a buyer who wants a large home more than a typical city flat.
Price view
Jewel’s database list figure is about RM 2,295 psf gross. Other projects in the same database within roughly 1 km (developer list figures, not recorded sales):
| Project | Straight-line distance | Listed psf | Status | Tenure |
|---|---|---|---|---|
| Jewel by Oxley | – | about RM 2,295 | Completed 2025 | Freehold |
| SO Kuala Lumpur Residences | same site | about RM 2,677 | Completed 2025 | Freehold |
| Ascott Star Residence | about 400 m | about RM 2,274 to 2,583 | Completed 2021 | Freehold |
| Phoeniz Suites | about 550 m | from about RM 2,100 | New launch | Freehold |
| CloutHaus Residences | about 630 m | about RM 2,900 | New launch, 2029 | Freehold |
| Eaton Residences | about 950 m | about RM 2,125 | Completed 2022 | Leasehold |
My reading: on the same freehold plot, Jewel lists roughly RM 380 psf below SO KL. The two towers share an address but not a product: SO KL is smaller units with the brand, Jewel is larger homes at a lower per-foot figure. Against Ascott Star, the nearest older freehold block, Jewel sits inside the same list band while being the newer building. The database has no resale record for Jewel yet, so ask me for current sold figures before you make an offer.
What completed buildings nearby have actually sold for
These are recorded transactions, not this project’s price. Each figure is our own median of a building’s transfers in NAPIC’s open transaction data, January 2021 to June 2026, worked on the floor area in each record. Small samples give a rough guide only and say nothing about future prices.
| Completed building | Straight-line distance | Recorded sales | Median psf | Period | Tenure |
|---|---|---|---|---|---|
| Ascott Star Residence | about 400 m | 86 | about RM 1,924 | Jan 2021 – May 2026 | Freehold |
| Eaton Residences | about 950 m | 79 | about RM 1,587 | May 2021 – Apr 2026 | Leasehold |
How to use it: Ascott Star is the fair comparison here, being freehold and only a few hundred metres away. Its recorded median is well under Jewel’s list figure, which reflects resale stock against a new tower as much as anything else. Eaton is leasehold and further off, so treat it as background for the wider KLCC market, not as a yardstick for Jewel.
Monthly cost
The fee is RM 0.66 psf, sinking fund included, which is on the lower side for a finished KLCC tower. Take the size and multiply by 0.66: the 1,173 sq ft D2 works out to 1,173 × 0.66 = RM 774.18 a month. Quit rent, assessment and insurance are separate bills.
Foreign buyers
In Kuala Lumpur, foreigners can buy units priced at RM 1,000,000 or above, with consent from the land authority. Jewel’s lowest database price is RM 1,784,000, so every layout clears the line. The title is commercial under HDA, freehold.
3 things to check at the viewing
- Bay ownership for your exact unit. The database lists six Type B1 units below Level 27 with no bay (B-08-10, B-09-10, B-10-10, B-11-10, B-25-10, B-26-10). Get the bay allocation for your unit number in writing.
- Which facilities are yours. Jewel residents have the Level 7 deck: pool, gym, kids’ pool, BBQ area, yoga deck, reading room and co-working space. Ask whether any SO KL sky-level facilities are open to Jewel owners, and on what terms.
- Floor mix and lift wait. Floors carry 6 to 11 units, served by 6 passenger and 2 service lifts. Ask how many units share your floor and check the lift lobby at a busy hour.
