Orion Residence is a completed 46-storey freehold branded residence on Jalan Gading in Bukit Bintang, built by Orion Tower Sdn Bhd of the Welton Group on 0.56 acres. Its certificate of completion came in February 2026 and vacant possession in April 2026. There are 298 units from 491 to 1,329 sq ft, studios to three-bedroom dual keys, listed from RM 1,450,000 to RM 4,000,000, about RM 2,707 to 3,750 psf. Every unit comes fully furnished and with the right to use one car bay. The fee is RM 1.32 psf, which is RM 1.20 plus a 10% sinking fund. The Starhill is about 130 m away in a straight line. This suits someone who wants a finished, furnished home in the middle of Bukit Bintang with hotel-type services; it does not suit a buyer watching the monthly fee or the psf.

My verdict: who it suits, who it doesn’t
Fits you if you:
- want to move in now rather than wait for a launch; the building already has vacant possession;
- want freehold in Bukit Bintang with a small resident count; 298 units, 9 to 10 per floor;
- prefer not to furnish; units come with brands such as Gaggenau, Miele, Bosch and Kohler;
- want a car bay included with every unit, served by an automated concierge parking system.
Not for you if you:
- want a low fee; RM 1.32 psf is high for this area;
- are comparing on psf alone; the list band starts around RM 2,707 psf;
- want a quiet street; Fahrenheit 88 and Lot 10 are both under 300 m away in a straight line.

Location and walking context
All distances below are straight-line, measured from the database coordinate; walking along Jalan Bukit Bintang will take longer.
| Place | Straight-line distance |
|---|---|
| YTL International College of Hotel Management | about 60 m |
| 99 Speedmart | about 110 m |
| The Starhill | about 130 m |
| Klinik Mediviron | about 170 m |
| Fahrenheit 88 | about 180 m |
| Lot 10 | about 270 m |
| Forest in the City (park) | about 310 m |
| Bukit Bintang MRT (MR6) | about 330 m |
| Bukit Bintang monorail (KG18A) | about 390 m |
| Conlay MRT (PY22) | about 660 m |
What this means: three malls, a convenience store and a clinic are within about 300 m, and two rail stations are within about 400 m. You are in the shopping district itself, so expect crowds and traffic at weekends.
Layouts: which one I would pick

Fee is size × RM 1.32.
| Type | Size | Rooms | Monthly fee at RM 1.32 psf |
|---|---|---|---|
| A4 | 491 sq ft | studio, 1 bath | 491 × 1.32 = RM 648.12 |
| A1, A2 | 495 sq ft | studio, 1 bath | 495 × 1.32 = RM 653.40 |
| A4-T (terrace) | 588 sq ft | studio, 1 bath | 588 × 1.32 = RM 776.16 |
| B1 | 680 sq ft | 2 bed, 2 bath | 680 × 1.32 = RM 897.60 |
| B4 | 708 sq ft | 2 bed, 2 bath | 708 × 1.32 = RM 934.56 |
| B2, B3 | 746 sq ft | 2 bed, 2 bath | 746 × 1.32 = RM 984.72 |
| C1 | 838 sq ft | 2 bed, 2 bath | 838 × 1.32 = RM 1,106.16 |
| C5 | 886 sq ft | 2 bed, 2 bath | 886 × 1.32 = RM 1,169.52 |
| C4 | 992 sq ft | 2 bed, 2 bath | 992 × 1.32 = RM 1,309.44 |
| C5-T (terrace) | 1,077 sq ft | 2 bed, 2 bath | 1,077 × 1.32 = RM 1,421.64 |
| D1 (dual key) | 1,180 sq ft | 3 bed, 3 bath | 1,180 × 1.32 = RM 1,557.60 |
| D2 (dual key) | 1,329 sq ft | 3 bed, 3 bath | 1,329 × 1.32 = RM 1,754.28 |
My pick: Type B1, 680 sq ft, two bedrooms and two bathrooms. With a fee of RM 1.32 psf, size drives your monthly cost harder here than in most buildings, and B1 is the smallest way into two bedrooms and two bathrooms. Its fee is under RM 900, against more than RM 1,100 for any C type. For a couple, or a parent buying for a student or young professional, two bathrooms in 680 sq ft in a furnished freehold tower is the efficient choice.
If you need more living space, C1 at 838 sq ft is the next step. Families who want three bathrooms should look at the D dual keys.
Price view
The database list band for Orion is about RM 2,707 to 3,750 psf. Projects in the same database within about 850 m (developer list figures, not recorded sales):
| Project | Straight-line distance | Listed psf | Status | Tenure |
|---|---|---|---|---|
| Orion Residence | – | about RM 2,707 to 3,750 | Completed 2026 | Freehold |
| Pavilion Square Residence | about 310 m | about RM 2,300 to 2,800 | Under construction, 2029 | Leasehold |
| Branniganz Suites @ Bukit Bintang | about 400 m | from about RM 2,163 | New launch, 2028 | Leasehold |
| Core Residence @ TRX | about 590 m | about RM 2,171 | Completed 2024 | Freehold |
| Times Square 2 | about 780 m | about RM 1,410 | Under construction, 2027 | Freehold |
| Conlay | about 790 m | about RM 2,300 to 2,600 | Completed 2025 | Freehold |
| Golden Crown Residence | about 790 m | about RM 2,051 | Under construction, 2026 | Leasehold |
My reading: Orion is the most expensive name in this group per sq ft, even at the bottom of its band. Part of that is the full furnishing, the branded hospitality and the small unit count; part is the address. Conlay and Core are the obvious freehold comparisons and both list lower, so ask yourself how much the furnishing and services are worth to you before you look at anything else.
What completed buildings nearby have actually sold for
Separately, here are recorded transactions, not this project’s price. Each median is our own figure, from the building’s transfers in NAPIC’s open transaction data between January 2021 and June 2026, on recorded floor area. These are finished buildings of a different grade, so they mark the resale level around Bukit Bintang rather than a value for Orion.
| Completed building | Straight-line distance | Recorded sales | Median psf | Period | Tenure |
|---|---|---|---|---|---|
| Eaton Residences | about 830 m | 79 | about RM 1,587 | May 2021 – Apr 2026 | Leasehold |
| Lucentia Residences | about 1.05 km | 74 | about RM 1,788 | Jan 2021 – Oct 2025 | Leasehold |
| Ascott Star Residence | about 1.63 km | 86 | about RM 1,924 | Jan 2021 – May 2026 | Freehold |
How to use it: the highest of the three medians, the freehold Ascott Star, is still almost RM 800 psf below the bottom of Orion’s list band. That gap is large. It does not mean Orion is mispriced, since none of these is a furnished branded tower, but it shows how much of Orion’s price rests on what is specific to this building.
Monthly cost
RM 1.32 psf is RM 1.20 maintenance plus 10% sinking fund. For B1, 680 × 1.32 = RM 897.60 a month, with one car bay included. Quit rent, assessment, utilities and insurance are extra.
Foreign buyers
The Kuala Lumpur minimum for a foreign purchaser is RM 1,000,000, and consent from the land authority is needed. Orion’s lowest listed price is RM 1,450,000, so all layouts qualify. The title is commercial under HDA.
3 things to check at the viewing
- Furnishing list for your exact unit. Ask for the written schedule of fittings and appliances, and check each item is installed and working before you accept the keys.
- How the automated parking and vault service are charged. Ask whether the security vault and concierge parking are in the fee or billed separately.
- Noise and facing. In the shopping district, ask which stacks face Jalan Bukit Bintang and which face the quieter side.
