SO Kuala Lumpur Residences is a completed 78-storey freehold tower on Jalan Ampang by Oxley Rising Sdn Bhd, part of a 3.11-acre development that also holds two five-star hotels, SO/ Sofitel and The Langham, plus offices and retail. It was completed in 2025. There are 590 units from 566 to 995 sq ft, studio to 2+1 bedrooms, listed from RM 1,449,000 to RM 2,663,615, about RM 2,677 psf gross. The estimated fee is RM 1.10 psf including sinking fund. Parking in this tower works on a floating access card: you get the right to park, not a bay you own. KLCC LRT is about 240 m away in a straight line and KLCC Park about 360 m. It suits a buyer who wants a finished, hotel-branded home on the KLCC side; it does not suit anyone who needs more than 995 sq ft or a titled car bay.

My verdict: who it suits, who it doesn’t
Good fit if you:
- want to buy a finished unit and skip the construction wait;
- like hotel services; residents have a 24-hour concierge and à la carte hotel services;
- want three rail options close by; KLCC LRT about 240 m, Persiaran KLCC MRT about 350 m and Ampang Park LRT about 420 m, all straight-line;
- want a pool high up; the residents’ pool and jacuzzi are on level 77.
Poor fit if you:
- need a family-sized home; the largest unit is 995 sq ft;
- want a car bay registered to your unit; parking here is a floating access card;
- want a low monthly fee; RM 1.10 psf is on the high side.

Location and walking context
Distances are straight-line from the database coordinate. Jalan Ampang crossings add to every real walk.
| Place | Straight-line distance |
|---|---|
| Village Grocer | about 160 m |
| Shoppes at Four Seasons Place | about 180 m |
| KLCC LRT (KJ10) | about 240 m |
| Muji | about 290 m |
| Good Clinic | about 340 m |
| Persiaran KLCC MRT (PY21) | about 350 m |
| KLCC Park | about 360 m |
| Plaza Ombak KLCC | about 360 m |
| Suria KLCC | about 400 m |
| Ampang Park LRT (KJ9) | about 420 m |
In everyday terms, a supermarket, a mall, a clinic and the park all fall within about 400 m, and you have two LRT stations and an MRT station to choose from. For a buyer who works around KLCC, this is close to a car-free life.
Layouts: which one I would pick

The database lists nine plans by size; it does not give the room count for each one, so ask for the plan before you decide. Overall the tower ranges from studio to 2+1 bedrooms. Fee = size × RM 1.10.
| Type | Size | Monthly fee at RM 1.10 psf |
|---|---|---|
| A-2 | 566 sq ft | 566 × 1.10 = RM 622.60 |
| A-1 | 578 sq ft | 578 × 1.10 = RM 635.80 |
| C-1 | 711 sq ft | 711 × 1.10 = RM 782.10 |
| C-2A | 815 sq ft | 815 × 1.10 = RM 896.50 |
| D-5A | 894 sq ft | 894 × 1.10 = RM 983.40 |
| D-1 | 903 sq ft | 903 × 1.10 = RM 993.30 |
| D-2 | 956 sq ft | 956 × 1.10 = RM 1,051.60 |
| D-3 | 956 sq ft | 956 × 1.10 = RM 1,051.60 |
| D-4A | 995 sq ft | 995 × 1.10 = RM 1,094.50 |
My pick: Type C-1, 711 sq ft. It sits in the middle of the size range: clearly larger than the 566 to 578 sq ft A types, yet it keeps the fee below RM 800 a month, while every D type is close to or above RM 1,000. In a building where the fee rate is high and the price per sq ft is high, the middle size is where the monthly cost and the living space balance best for one or two people. Confirm the room count on the C-1 plan; the database records sizes only.
If you need the most space the tower offers, D-4A at 995 sq ft is the largest.
Price view
The database gross list figure for SO Kuala Lumpur is about RM 2,677 psf. Nearby projects in the same database (developer list figures, not recorded sales):
| Project | Straight-line distance | Listed psf | Status | Tenure |
|---|---|---|---|---|
| SO Kuala Lumpur Residences | – | about RM 2,677 | Completed 2025 | Freehold |
| Jewel by Oxley KL City Centre | same development | about RM 2,295 | Completed 2025 | Freehold |
| Ascott Star Residence | about 400 m | about RM 2,274 to 2,583 | Completed 2021 | Freehold |
| Phoeniz Suites @ KL City Centre | about 550 m | from about RM 2,100 | New launch | Freehold |
| DIVINE KL City Centre | about 620 m | about RM 1,600 | New launch, 2032 | Leasehold |
| CloutHaus Residences | about 630 m | about RM 2,900 | New launch, 2029 | Freehold |
| DAWN KL City Centre | about 660 m | about RM 2,048 | New launch, 2029 | Freehold |
My reading: the most useful comparison is inside the same development. Jewel, the sister tower, lists about RM 380 psf lower and offers larger units up to 2,185 sq ft. SO Kuala Lumpur’s premium is for the SO/ branding and services. CloutHaus, a launch not due until 2029, lists higher. If you do not need the hotel brand, look at Jewel before you commit.
What completed buildings nearby have actually sold for
This last table uses a different kind of figure: recorded transactions, not this project’s price. Each one is our own median of a building’s transfers in NAPIC’s open transaction data, January 2021 to June 2026, on recorded floor area.
| Completed building | Straight-line distance | Recorded sales | Median psf | Period | Tenure |
|---|---|---|---|---|---|
| Ascott Star Residence | about 400 m | 86 | about RM 1,924 | Jan 2021 – May 2026 | Freehold |
| Eaton Residences | about 950 m | 79 | about RM 1,587 | May 2021 – Apr 2026 | Leasehold |
How to read this: Ascott Star is the cleanest match, finished, freehold and about 400 m away, and its recorded median is roughly RM 750 psf below SO Kuala Lumpur’s list figure. That is the resale level of a serviced, finished tower nearby. It is not a price for an SO unit, and it says nothing about future prices; it simply tells you how wide the gap is.
Monthly cost
The estimated fee is RM 1.10 psf including sinking fund. For C-1, 711 × 1.10 = RM 782.10 a month. Quit rent, assessment, utilities and insurance are added on top. Ask whether the parking access card carries any separate charge.
Foreign buyers
In Kuala Lumpur a foreigner may buy at RM 1,000,000 and above, with consent from the land authority. SO Kuala Lumpur starts at RM 1,449,000, so all nine layouts qualify. The title is commercial under HDA.
3 things to check at the viewing
- What the access card actually covers. Parking is floating; ask how many cards are issued against the bays in basements 3 to 5 and what happens at peak hours.
- Furnished or bare. The database notes that fully furnished and interior-designed units are available; ask which your unit is, and get the list in writing.
- Which hotel services cost extra. The 24-hour concierge is included; ask which à la carte services are billed separately.
