QUICK ANSWER

CENTRIX The Station is a 47-storey leasehold tower being built by Intan Sekitar Sdn Bhd, a Crest Builder subsidiary, directly above the underground Dang Wangi LRT station at the Jalan Ampang and Jalan Sultan Ismail junction. It has 857 units from 564 to 1,187 sq ft, studio to three bedrooms, and the listed price runs from RM 907,800 to RM 2,194,800, about RM 1,600 to 1,850 psf gross. The fee is RM 0.44 psf in total, and the right to use one car bay comes with every unit. Completion is expected in 2029. My short answer: it fits a buyer who wants a train under the building and a lower city-centre psf than the freehold towers around KLCC, and it does not fit someone who wants a finished home or a quiet, low-density block.

My verdict: who it suits, who it doesn’t

Worth a look if you:

  • commute by rail every day; the Dang Wangi station entrance is about 30 m away in a straight line, with the Bukit Nanas monorail about 300 m away;
  • want a car bay without paying extra; each unit carries the right to use one bay, and the fee already covers it;
  • want a city address at a lower list psf than most KLCC-side launches in the same database;
  • like the idea of a dual-key layout; ten of the 23 plans are dual key.

Probably not for you if you:

  • want to move in soon; the developer’s expected date is July 2029;
  • prefer freehold; this one is leasehold;
  • dislike busy corridors; the residential floors carry 20 to 21 units each, served by 11 lifts split into a low zone and a high zone.

Layouts: which one I would pick

The database holds 23 plans. Below is a selection that covers each type; the monthly fee is size × RM 0.44.

TypeSizeRoomsMonthly fee at RM 0.44 psf
S14564 sq ft1 bed, 1 bath564 × 0.44 = RM 248.16
S12571 sq ftstudio, 1 bath571 × 0.44 = RM 251.24
S16593 sq ftdual key, 2 bath593 × 0.44 = RM 260.92
S5A751 sq ft1 bed, 2 bath751 × 0.44 = RM 330.44
S19810 sq ft2 bed, 1 bath810 × 0.44 = RM 356.40
S7843 sq ft2 bed, 2 bath843 × 0.44 = RM 370.92
S15/S15A891 sq ftdual key, 2 bath891 × 0.44 = RM 392.04
S11,000 sq ft3 bed, 2 bath1,000 × 0.44 = RM 440.00
S41,033 sq ft3 bed, 2 bath1,033 × 0.44 = RM 454.52

My pick: Type S7, 843 sq ft, two bedrooms and two bathrooms, single key. It is the smallest plan here with two proper bedrooms and two bathrooms behind a single front door. For one couple or a small family, a single-key two-bedroom is simpler to furnish, simpler to rent out as one unit and simpler to resell to an owner-occupier than a dual key. The fee stays under RM 375 a month.

If the budget is tighter, S19 at 810 sq ft keeps two bedrooms but drops to one bathroom. If you need a third bedroom, S1 at 1,000 sq ft is the entry point.

Price view

The database list figure for CENTRIX is about RM 1,600 to 1,850 psf gross. Other projects in the same database, within about 1.3 km (developer list figures, not recorded sales):

ProjectStraight-line distanceListed psfStatusTenure

Ascott Star Residenceabout 1.25 kmabout RM 2,274 to 2,583Completed 2021Freehold

My reading: CENTRIX sits at the low end of this group, level with DIVINE, which is also leasehold. The freehold towers nearer KLCC list well above it. So the trade is clear: you give up freehold and a park-side address, and in return you pay a lower list psf for a station-top building with a bay included. Ask for the price of your exact unit and floor, because the database only holds the overall range.

What completed buildings nearby have actually sold for

Here the figures change type. These are recorded transactions, not this project’s price: our own median of the building’s transfers in NAPIC’s open transaction data, January 2021 to June 2026, using the floor area in each record. Only one completed building within range has enough records, so treat it as a single marker rather than a market view.

Completed buildingStraight-line distanceRecorded salesMedian psfPeriodTenure
Ascott Star Residenceabout 1.25 km86about RM 1,924Jan 2021 – May 2026Freehold

How to read it: Ascott Star is a finished freehold building on the KLCC side, and its recorded median is above CENTRIX’s list band. That does not tell you what CENTRIX units will trade at later; the two differ in tenure, location and age. It does show that the list figure here is not out of line with what buyers have paid for finished stock a little further east.

Monthly cost

The total fee is RM 0.44 psf: RM 0.40 maintenance plus RM 0.04 sinking fund, with the car bay included. For the S7 pick, 843 × 0.44 = RM 370.92 a month. Quit rent, assessment, utilities and insurance are separate.

Foreign buyers

A foreign buyer in Kuala Lumpur needs a unit priced at RM 1,000,000 or more, and the purchase needs consent from the land authority. CENTRIX starts at RM 907,800, so the smallest units fall under the line. The database does not hold a price for each layout, so I cannot say exactly which types cross RM 1 million; ask for the price list by unit before you choose. The title is commercial under HDA.

3 things to check at the viewing

  1. Which lift zone your floor uses. The low zone covers the ground floor to level 20 with 5 passenger lifts; the high zone covers levels 21 to 45 with 5 passenger lifts and a service lift. Ask how many units share your zone.
  2. How the station link works. The tower sits above Dang Wangi station; ask to see on the plan where the residents’ route meets the station and the retail podium.
  3. Utility rates on a commercial title. Ask how electricity and water will be billed for residential units on this title.

FAQ

Does every unit get a car park? Yes. Each unit has the right to use one bay, and it is covered by the fee.

How close is the LRT? Dang Wangi LRT is about 30 m in a straight line; the building rises above the station.

Can foreigners buy here? Only units priced at RM 1,000,000 or more qualify, with consent from the land authority. Prices start at RM 907,800, so check the price of each unit.
