QUICK ANSWER

CloutHaus Residences is a freehold project of two slender 66-storey towers on Jalan P. Ramlee, developed by TA First Credit Sdn Bhd on 2.259 acres facing the Petronas Twin Towers. There are 615 units from 549 to 1,216 sq ft, one to three bedrooms, listed from RM 1,548,800 to RM 4,694,800 at about RM 2,900 psf gross. The fee is RM 0.80 psf including sinking fund, hotel services come from Paradox Hotel KL City Centre, and completion is expected in 2029. The catch most buyers miss: no unit has an allocated car bay. Parking is an automated system, rented at RM 200 a month. Suria KLCC is about 240 m away in a straight line. Yes for a buyer who values the address and does not drive much; no for anyone who needs a bay attached to the title.

My verdict: who it suits, who it doesn’t

A good match if you:

  • want a freehold home within sight of the Twin Towers; Suria KLCC and the Cold Storage inside it are each about 240 m away in a straight line;
  • live mostly on foot or by rail; KLCC LRT is about 430 m away, Bukit Nanas monorail about 590 m;
  • want hotel-style services in the building, run by Paradox Hotel KL City Centre;
  • need a real three-bedroom in the centre; Types I and A both have three bedrooms.

A poor match if you:

  • own a car and want a bay you control; there is no allocated parking, only rented bays at RM 200 a month;
  • want the lowest psf near KLCC; RM 2,900 psf is near the top of the database for this area;
  • need to move in before 2029; the construction period is 54 months from the SPA date.

Location and walking context

The table uses straight-line distances from the database coordinate. Footpaths and crossings make every real walk longer.

PlaceStraight-line distance
Laman Standard Chartered (green space)about 100 m
Suria KLCCabout 240 m
Cold Storage KLCCabout 240 m
Perdana Medical Clinicabout 310 m
Isetan, Suria KLCCabout 330 m
KLCC LRT (KJ10)about 430 m
Shoppes at Four Seasons Placeabout 450 m
KLCC Parkabout 560 m
Bukit Nanas monorail (MR8)about 590 m

In practice, the mall, a supermarket and a clinic are all closer than the nearest station. That suits someone whose day happens around KLCC itself. If you commute daily to the other side of town, the 430 m to KLCC LRT is the figure to test on foot.

Layouts: which one I would pick

Fee shown is size × RM 0.80.

TypeSizeRoomsMonthly fee at RM 0.80 psf
C, D, E, F549 sq ft1 bed, 1 bath549 × 0.80 = RM 439.20
K635 sq ft1 bed, 1 bath635 × 0.80 = RM 508.00
N (dual key)893 sq ft1 bed, 2 bath893 × 0.80 = RM 714.40
G, H (also garden units)904 sq ft2 bed, 2 bath904 × 0.80 = RM 723.20
L980 sq ft2 bed, 2 bath980 × 0.80 = RM 784.00
J (dual key)1,001 sq ft1 bed, 2 bath1,001 × 0.80 = RM 800.80
B (dual key)1,098 sq ft1 bed, 2 bath1,098 × 0.80 = RM 878.40
I (also garden units)1,119 sq ft3 bed, 2 bath1,119 × 0.80 = RM 895.20
M (dual key)1,173 sq ft1 bed, 2 bath1,173 × 0.80 = RM 938.40
A1,216 sq ft3 bed, 2 bath1,216 × 0.80 = RM 972.80

My pick: Type I, 1,119 sq ft, three bedrooms and two bathrooms. Three-bedroom homes facing KLCC are scarce, and Type I delivers the third room in about 100 sq ft less than Type A, which keeps the fee under RM 900 a month. A garden-unit version of Type I is also listed; ask whether that outdoor space is counted in the 1,119 sq ft.

For one person, Type K at 635 sq ft gives a little more room than the 549 sq ft group for about RM 70 more a month in fees.

Price view

CloutHaus lists at about RM 2,900 psf gross in the database. Here is how that compares with other projects in the same database within about 900 m (developer list figures, not recorded sales):

ProjectStraight-line distanceListed psfStatusTenure

SO Kuala Lumpur Residencesabout 630 mabout RM 2,677Completed 2025Freehold
CENTRIX The Stationabout 870 mabout RM 1,600 to 1,850Under construction, 2029Leasehold

My reading: only Royal Lexis lists higher. DAWN, also freehold and finishing in 2029, lists about RM 850 psf lower, but its units are much smaller and sit further from the Twin Towers frontage. SO Kuala Lumpur is finished and lists a little lower. If the view and the Jalan P. Ramlee frontage are what you are paying for, check which stack actually faces the towers before comparing psf.

What completed buildings nearby have actually sold for

A separate check, using recorded transactions, not this project’s price. Each figure is our own median of the building’s transfers in NAPIC’s open transaction data from January 2021 to June 2026, worked on the recorded floor area. Two buildings in range have enough records; neither is a valuation of a CloutHaus unit.

Completed buildingStraight-line distanceRecorded salesMedian psfPeriodTenure
Ascott Star Residenceabout 500 m86about RM 1,924Jan 2021 – May 2026Freehold
Eaton Residencesabout 1.27 km79about RM 1,587May 2021 – Apr 2026Leasehold

What it tells you: Ascott Star, a finished freehold tower about 500 m away, has a recorded median roughly RM 1,000 psf below the CloutHaus list figure. Part of that is new versus resale, part is location and specification. The point is not that CloutHaus is overpriced; it is that you should know how wide the gap is between a launch figure and what finished units nearby have changed hands at.

Monthly cost

At RM 0.80 psf including sinking fund, Type I works out to 1,119 × 0.80 = RM 895.20 a month. If you drive, add the RM 200 monthly bay rental, so about RM 1,095 before quit rent, assessment, utilities and insurance.

Foreign buyers

For a foreigner, the Kuala Lumpur floor is RM 1,000,000 per unit, and consent from the land authority is required. The lowest CloutHaus price is RM 1,548,800, so every layout is above the floor. The title is commercial under HDA.

3 things to check at the viewing

  1. Which stack faces the Twin Towers. The draw here is the frontage; ask for the unit’s facing on the floor plan before you look at price.
  2. How the automated parking works in practice. Ask how many rental bays exist, how retrieval time is managed at peak hours, and whether the RM 200 rate is fixed.
  3. What Paradox Hotel’s services cost. Ask which services are covered by the fee and which are charged per use.
