My take

If land title and space matter most, I'd start with Times Square 2; if you want a small, ready-to-use unit near the Bukit Bintang stations, Branniganz is the one to study.

2. Which Branniganz block you are in. The project has office suites (commercial, non-HDA) and serviced suites (commercial, HDA). That difference affects buyer protection, so confirm it for your unit.

3. Maintenance in ringgit, not psf. Multiply each rate by your unit size so you compare real monthly bills.

4. Furnishing lists. Branniganz says fully furnished; Times Square 2 says partly furnished. Get both lists.

5. Foreign purchase steps. Consent from the land authority is needed for foreign buyers in KL.
