My take

These are siblings: same developer joint venture, same Bukit Bintang City Centre site, same leasehold title, both completed. That makes this one of the cleanest comparisons I get asked about. Lucentia is the older, larger pair of towers with mostly compact units and a car park for each; SWNK Houze is the newer, smaller tower that sits closest to the transit hub and goes up to 3 bedrooms. My short version: Lucentia for a smaller unit with a bay attached, SWNK for more room and the shortest walk to the trains.

Car parks vary by unit; the building has 249 accessory bays, 22 visitor bays, 2 OKU bays and 94 floating bays, so check the sales chart for your unit.

What I notice:

• Maintenance is identical at RM 0.60 psf.
• SWNK starts lower, and its listed psf is about RM 500 below Lucentia's.
• SWNK has the larger top size and a 3-bedroom option; Lucentia stops at 2 bedrooms.
• Lucentia gives clearer car park allocation.

Trains and shops, in straight lines

• SWNK Houze: AG9 SP9 Hang Tuah about 0.04 km, MR4 Hang Tuah about 0.10 km, MR5 Imbi about 0.43 km. LaLaport Bukit Bintang City Centre about 0.16 km. Jaya Grocer about 0.13 km.
• Lucentia: AG9 SP9 Hang Tuah about 0.24 km, MR4 Hang Tuah about 0.30 km, MR5 Imbi about 0.41 km. LaLaport Bukit Bintang City Centre about 0.15 km. Jaya Grocer about 0.14 km.

Shops are essentially the same distance for both. The trains are the difference, and SWNK lists itself as the closest residential tower to the BBCC transit hub.

Who each one suits

Lucentia suits you if:

• you want a studio, 1 or 2 bedroom unit;
• a guaranteed bay matters, or you want two bays with a dual-key unit;
• you like the idea of a building that has been lived in for a few years.

SWNK Houze suits you if:

• you want 3 bedrooms or more than 900 sq ft in BBCC;
• you want the lowest entry price of the two;
• being almost on top of the Hang Tuah stations is your priority.

What I'd check before choosing

1. Your unit's car park at SWNK. Allocation follows the sales chart, so get the exact count per unit in writing.

2. Lucentia building condition. Since 2021 the building has been in use; ask for recent management notices and the state of common areas.

3. Remaining lease. Both are leasehold on the same site. Confirm the number of years left.

4. Furnishing. SWNK lists partial furnishing such as kitchen cabinets and air-conditioners. Ask what each specific unit includes.

5. Consent from the land authority if you are a foreign buyer in KL, plus the price floor that applies.
