Conlay is a completed, freehold tower on Jalan Conlay by E&O and Mitsui Fudosan, with 491 homes from 743 to 1,335 sq ft. The listed price runs from RM 1,460,000 to RM 3,471,000, about RM 2,300 to 2,600 psf gross, and the fee is RM 0.80 psf including sinking fund. My answer is yes if you want a larger, design-led home on the KLCC side with a station at the door, and no if you are chasing the lowest psf on the street. Conlay MRT is about 230 m away in a straight line, and every unit is above the RM 1 million foreign-buyer line in KL.

My verdict: who it suits, who it doesn’t
Yes, look at it if you:
- want real space in the city centre; the smallest unit is 743 sq ft and the largest is 1,335 sq ft;
- are moving in yourself, or buying for a family member, and care about build design (Kerry Hill Architects did the tower);
- need a hospital close by; Prince Court Medical Centre is about 170 m away in a straight line;
- are a foreign buyer looking for a finished freehold unit above RM 1 million.
No, skip it if you:
- need a car bay with the smallest units; the 743 sq ft types come with no car park;
- want the cheapest way into KLCC; this is one of the higher list prices in the area;
- want a three-bedroom; the largest layout is 2+1.

Location and walking context
Distances are straight-line from the database coordinates. Walking adds detours, so read these as “closer than” figures, not route lengths.
| Place | Straight-line distance |
|---|---|
| Prince Court Medical Centre | about 170 m |
| Conlay MRT (Putrajaya line) | about 230 m |
| EtonHouse (school) | about 270 m |
| Persiaran KLCC MRT | about 770 m |
| Pavilion Kuala Lumpur | about 780 m |
| The Starhill | about 810 m |
| Tun Razak Exchange interchange | about 840 m |
| KLCC Park | about 850 m |
Day to day: the station, a private hospital and an international school are all very close. Big-mall shopping and KLCC Park are each a 10-minute-plus walk, so this is a calmer pocket than the Bukit Bintang strip itself.
Layouts: which one I would pick
| Type | Size | Rooms | Car park | Monthly fee at RM 0.80 psf |
|---|---|---|---|---|
| A1 | 743 sq ft | 1 bed, 2 bath | none | 743 × 0.80 = RM 594.40 |
| B1 | 743 sq ft | 1+1 bed, 2 bath | none | 743 × 0.80 = RM 594.40 |
| B2 | 840 sq ft | 1+1 bed, 2 bath | 1 | 840 × 0.80 = RM 672.00 |
| A2 | 904 sq ft | 1 bed, 1 bath | 1 | 904 × 0.80 = RM 723.20 |
| B3 | 980 sq ft | 1+1 bed, 2 bath | 1 | 980 × 0.80 = RM 784.00 |
| C | 1,206 sq ft | 2 bed, 2 bath | 1 | 1,206 × 0.80 = RM 964.80 |
| D | 1,335 sq ft | 2+1 bed, 2 bath | 2 (side by side) | 1,335 × 0.80 = RM 1,068.00 |
My pick: Type B2, 840 sq ft, 1+1 bedrooms. It is the smallest layout that comes with a car bay. For about 100 sq ft more than the 743 sq ft types, you get the bay, the extra room and two bathrooms, while the fee stays near RM 670 a month. If you ever sell, a buyer with a car will not have to rent a bay elsewhere.
If you need two full bedrooms, go straight to Type C at 1,206 sq ft. Type D makes sense for a family that needs two bays.
Price view
Conlay’s database list price is about RM 2,300 to 2,600 psf gross. Nearby projects in the same database (developer list figures, not recorded sales):
| Project | Straight-line distance | Listed psf | Status | Tenure |
|---|---|---|---|---|
| Conlay | – | about RM 2,300 to 2,600 | Completed 2025 | Freehold |
| Eaton Residences | about 140 m | about RM 2,125 | Completed 2022 | Leasehold |
| Pavilion Square Residence | about 580 m | about RM 2,300 to 2,800 | Under construction | Leasehold |
| Orion Residence | about 790 m | about RM 2,707 to 3,750 | Completed 2026 | Freehold |
| Golden Crown Residence | about 830 m | about RM 2,051 | Under construction | Leasehold |
| Core Residence @ TRX | about 1.07 km | about RM 2,171 | Completed 2024 | Freehold |
My reading: Conlay is not the cheapest, and it does not try to be. Its neighbour Eaton lists lower but is leasehold; Pavilion Square lists in a similar band but is leasehold and still being built. Against those, you are paying for freehold, a finished tower and larger rooms. The database does not hold recorded resale prices for Conlay, so ask me for the latest sold figures before you negotiate.
What completed buildings nearby have actually sold for
The table below is a different kind of number: recorded transactions, not this project’s price. It is our own median of each building’s transfers in NAPIC’s open transaction data, covering January 2021 to June 2026, worked out on the floor area shown in each record. A median from a few dozen sales is a rough marker, not a valuation, and it says nothing about where prices go next.
| Completed building | Straight-line distance | Recorded sales | Median psf | Period | Tenure |
|---|---|---|---|---|---|
| Eaton Residences | about 140 m | 79 | about RM 1,587 | May 2021 – Apr 2026 | Leasehold |
| Ascott Star Residence | about 1.47 km | 86 | about RM 1,924 | Jan 2021 – May 2026 | Freehold |
| Lucentia Residences | about 1.82 km | 74 | about RM 1,788 | Jan 2021 – Oct 2025 | Leasehold |
How to use it: Eaton, practically next door, is the closest reference, and its recorded median is far below Conlay’s list band. Eaton is leasehold and its units are a different size mix, so the gap is not a discount you should expect. Ascott Star is the freehold reference here, and its median is still below Conlay’s figure. Read these as the price level of finished stock around Jalan Conlay and Jalan Ampang, then judge how much the newer freehold tower is worth to you on top.
Monthly cost
The fee is RM 0.80 psf, sinking fund included. Multiply the size by 0.80: for the 980 sq ft B3 that is 980 × 0.80 = RM 784 a month. Quit rent, assessment and insurance are paid on top.
Foreign buyers
In Kuala Lumpur a foreign buyer needs a unit priced at RM 1,000,000 or more, and the purchase needs consent from the land authority. Conlay starts at RM 1,460,000, so every layout qualifies. The title is commercial under HDA.
3 things to check at the viewing
- Which phase the unit is in. Phase 1 has 14 units a floor with 5 lifts; Phase 2 has 16 units a floor with 6 lifts. Ask which one your unit belongs to.
- Car park allocation in writing. Confirm the bay count for your exact unit size, and for Type D check that both bays really sit side by side.
- What the concierge charges for. The building offers hospitality services through E&O; ask which ones are covered by the fee and which are paid per use.
