Phoeniz Suites is an EXSIM new launch on Jalan Liew Weng Chee, a freehold 53-storey tower on 0.56 acres with 394 suites of 484 to 678 sq ft. The database lists RM 1,016,400 to RM 1,421,600, from about RM 2,100 psf gross, and a fee of RM 1.21 psf including sinking fund. Completion is set at 60 months after the advertising permit (APDL) is obtained, so this is a long wait. It makes sense for a buyer who wants a compact freehold suite near the Ampang Park interchange and is happy to wait; it does not suit someone who needs a car bay for sure or a two-bedroom. Ampang Park MRT is about 350 m away in a straight line, and the lowest price is just above the RM 1 million foreign-buyer line.

My verdict: who it suits, who it doesn’t
Worth a look if you:
- want freehold in the KLCC–Ampang Park belt at a total price that starts near RM 1 million;
- live alone or as a couple and do not need more than about 680 sq ft;
- like the idea of a dual-key suite, where one side can house a family member or a lodger with its own door and bathroom;
- are not in a hurry; the build period runs 60 months after APDL.
Not the one if you:
- must have parking; the tower has 169 car bays plus 3 OKU bays for 394 units;
- are watching running costs; RM 1.21 psf is high for the area;
- need two proper bedrooms; the largest type is a one-bedroom dual key;
- want to inspect a finished building before you pay.

Location and walking context
All figures are straight-line from the database coordinate. Footpaths around Jalan Ampang and the AKLEH ramps add distance, so the walk will be longer.
| Place | Straight-line distance |
|---|---|
| Health Hub Clinic | about 270 m |
| Premier Clinic | about 280 m |
| Ampang Park MRT (Putrajaya line) | about 350 m |
| Erican College | about 400 m |
| Village Grocer (supermarket) | about 510 m |
| Ampang Park LRT (Kelana Jaya line) | about 560 m |
| KLCC LRT | about 560 m |
| Intermark Mall | about 570 m |
| Suria KLCC | about 800 m |
This sits on the Ampang Park side of KLCC rather than at the Twin Towers. Daily errands mean a short walk to Intermark or a supermarket about half a kilometre off, and the big KLCC mall is closer to a kilometre away. The draw is the rail interchange and the freehold title.
Layouts: which one I would pick
| Type | Size | Rooms | Monthly fee at RM 1.21 psf |
|---|---|---|---|
| A / A(M) | 484 sq ft | 1+1 bed, 1 bath | 484 × 1.21 = RM 585.64 |
| B1 / B1(M), dual key | 657 sq ft | 1 bed, 2 bath | 657 × 1.21 = RM 794.97 |
| B2, dual key | 678 sq ft | 1 bed, 2 bath | 678 × 1.21 = RM 820.38 |
My pick: Type B1, 657 sq ft dual key. It gives you the split layout with two bathrooms at 21 sq ft less than B2, so the fee and the price are a little lower for the same idea. For own use, the second key works as a room for a parent, a grown child or a helper who keeps their own entrance. Ask whether your specific unit is B1 or the modified B1(M) and compare the two plans.
Type A at 484 sq ft is the entry ticket and the one to choose if you only need a bedroom plus a small study. It is also the type closest to the RM 1 million foreign-buyer line, so a foreign buyer should confirm the exact unit price first.
Price view
Phoeniz’s database list figure starts at about RM 2,100 psf gross. Other projects nearby in the same database (developer list figures, not recorded sales):
| Project | Straight-line distance | Listed psf | Status | Tenure |
|---|---|---|---|---|
| Phoeniz Suites | – | from about RM 2,100 | New launch | Freehold |
| Ascott Star Residence | about 450 m | about RM 2,274 to 2,583 | Completed 2021 | Freehold |
| Jewel by Oxley | about 550 m | about RM 2,295 | Completed 2025 | Freehold |
| SO Kuala Lumpur Residences | about 550 m | about RM 2,677 | Completed 2025 | Freehold |
| DIVINE KL City Centre | about 600 m | about RM 1,600 | New launch, 2032 | Leasehold |
| DAWN KL City Centre | about 700 m | about RM 2,048 | New launch, 2029 | Freehold |
My reading: among freehold options around here, Phoeniz is near the bottom of the per-foot range, but the units are small, so the total price is not low. DAWN lists slightly lower and is also freehold and new; DIVINE lists far lower but is leasehold. The completed freehold towers around KLCC list higher and are ready now. You are trading a long build period for a lower starting figure.
What completed buildings nearby have actually sold for
A separate kind of number follows: recorded transactions, not this project’s price. We took each building’s transfers in NAPIC’s open transaction data, January 2021 to June 2026, and worked out our own median per square foot on the recorded floor area. These medians are rough markers, not valuations, and carry no view on future prices.
| Completed building | Straight-line distance | Recorded sales | Median psf | Period | Tenure |
|---|---|---|---|---|---|
| Ascott Star Residence | about 450 m | 86 | about RM 1,924 | Jan 2021 – May 2026 | Freehold |
| Eaton Residences | about 1.44 km | 79 | about RM 1,587 | May 2021 – Apr 2026 | Leasehold |
How to use it: Ascott Star is the close freehold reference, and its recorded median is below Phoeniz’s starting list figure. Ascott’s recorded units are larger on average and already finished, so the comparison is loose. It tells you what buyers in this belt have paid for completed freehold stock, which is a useful anchor when you weigh a purchase you will not receive for several years.
Monthly cost
Phoeniz charges RM 1.21 psf, sinking fund included. Size × 1.21 gives the bill: for the 484 sq ft Type A, 484 × 1.21 = RM 585.64 a month. Quit rent, assessment and insurance come on top. Ask whether any developer fee arrangement applies in the early years and get it in writing.
Foreign buyers
A foreign buyer in Kuala Lumpur needs a unit priced at RM 1,000,000 or more and consent from the land authority. The database lowest price is RM 1,016,400, so every layout is above the line, though Type A is close to it. The database does not give a price per unit, so confirm the actual figure on your chosen unit. Title is commercial under HDA, freehold.
3 things to check at the viewing
- Parking for your unit. With 169 bays for 394 units, ask whether a bay comes with your unit, is sold separately or is not available at all.
- Which floor band you are in. Levels 6 to 18 have 6 units a floor, Levels 19 to 50 have 10, and the break-tank floors 23A to 25 have 8. Six passenger lifts and one service lift serve the tower.
- The APDL date. Completion runs 60 months after the APDL is obtained. Ask for the APDL number and date so you can count the timeline yourself.
