A 57-storey freehold tower in Gelugor with two car parks for every home
The Lighthauz Gelugor
EXSIM Waterfront’s The Lighthauz will rise 57 storeys in Gelugor, Penang, with 671 freehold homes on 2.03 acres and completion expected in 2030. Homes come in two sizes, 1+1 bedrooms in 732 sq ft or 2+1 bedrooms in 1,001 sq ft, every one with two car parks, and prices start from RM864,500.
The Lighthauz is meant for couples and small families who drive: every unit, large or small, comes with two car parks. The layouts are simple. A1 and A2 give you a bedroom, a study and two bathrooms in 732 sq ft; B1, B2, C1 and C2 give you two bedrooms, a study and two bathrooms in 1,001 sq ft. From Level 9 to Level 52 about 15 homes share each floor, with six passenger lifts plus a service lift for the building, and units are handed over partly furnished. A household that needs three proper bedrooms should look at a larger project. Foreign purchasers face a Penang floor of RM1,000,000 for island strata homes, plus approval by the State Authority. With the price list running from RM864,500 to RM1,173,700, a foreigner can look only at units listed at RM1,000,000 and above; on this commercial title the fee per title is RM20,000 and the state levy 1.5%.

What You Get at The Lighthauz
A 1+1 or 2+1 home with two car parks, a large Level 9 podium for families and pools near the top of the tower.
Two Sizes, Balcony or Not
Pick 732 sq ft for a couple or 1,001 sq ft for a small family. Each size comes in a balcony version (A1, B1, C1) and a version without one (A2, B2, C2), and all have two bathrooms.
Two Car Parks for Every Unit
Each home comes with two car parks, so a couple who both drive, or a family with a second car, do not have to share one bay or look for parking outside.
Six Lifts for About 15 Units
About 15 homes share a floor from Level 9 to 52, dropping to about 8 on Levels 53 and 53A. The building runs six passenger lifts and one service lift between them.
A Level 9 Podium for Families
The Level 9 podium holds a hall where children can play badminton, pickleball or 3x3 basketball, plus a gym, a discovery play area, a study room, a yoga deck, a grill corner and herb and serenity gardens.
Sky Pool on Level 56
The sky pool, wading pool and jacuzzi sit on Level 56 of Wing B, and Level 57 has a games room and a sky lounge, so every resident can use the top of the tower, not only the podium.
RM0.46 psf Maintenance
The maintenance fee is RM0.46 psf including the sinking fund. Units are handed over partly furnished, and completion is due 60 months after the developer obtains its APDL.
The Lighthauz Layout Plans
Six layouts in two sizes: 732 sq ft 1+1 bedroom A types and 1,001 sq ft 2+1 bedroom B and C types, each with or without a balcony. You can see all six below; ask me which units are open on the floor and side you want.
The Lighthauz stands on a waterfront plot in Gelugor, Penang island, beside the Lim Chong Eu Expressway, and shares its plot with Keeperz Suites. SJK (C) Phei Shin is about 1.3 km away and SK Sungai Gelugor about 1.5 km, and the teacher-training college, Institut Pendidikan Guru Kampus Pulau Pinang, is about 750 m from the site. Lotus’s is about 310 m away and Udini Square about 420 m. Klinik Desa Sungai Gelugor is about 460 m away, Glugor Klinik about 1.2 km, and Taman Bukit Dumbar about 1 km. A Penang Waterfront station is planned on the upcoming Mutiara LRT line, and the expressway runs to Penang Bridge, the second bridge and Bayan Lepas. These are straight-line distances; the road route is longer.

Who it suits
Buyers who need more room. The larger layouts reach 1,001 sq ft.
Buyers who can wait. Completion is expected in 2030 (60 months after APDL), so budget for rent until then.
Malaysian buyers. Penang sets RM1,000,000 as the minimum for a foreign buyer of a strata home on Penang island, so the lower-priced units here are for local buyers; a foreign buyer needs a unit priced at RM1,000,000 or more, with State Authority approval applied for through a lawyer.
Who it may not suit
You need to move in before 2030. Completion is expected in 2030, about 4 years after signing this year, so plan to rent or stay where you are until then.
Your family needs three bedrooms. The largest layout here has only 2 bedrooms.
What to confirm before you sign
The service charge per square foot. It is the cost you carry every month for as long as you own, and it varies several times over between buildings.
Car park allocation in writing. Some city projects allocate none; you rent a bay monthly instead.
It sits on a Commercial title under the Housing Development Act. That changes utility tariffs and assessment rates compared with a residential title — ask for the figures before you budget.
The delivery date in the sale and purchase agreement, not the one in the brochure.

Holding The Lighthauz month to month
For the starting-price unit of The Lighthauz, at RM864,500, a 90% loan of RM778,050 repaid over 35 years at 4% a year, my example rate, costs about RM3,445 a month. The entry unit here, 732 sq ft, carries a service charge of about RM337 a month, sinking fund included. Budget roughly RM3,782 a month, not yet counting assessment tax or quit rent.
Tell me which unit you are considering on WhatsApp, +60 17-880 2526, and I will work it out for that unit.
The 4% is an example rate rather than a quote, and what you sign for is priced unit by unit and floor by floor. For a different loan, scale it up or down with the table below.

The bank's formula is monthly payment = P × r ÷ [1 − (1 + r)−n]. P is the amount borrowed, r is the yearly rate ÷ 12, and n is the number of monthly payments: 420 over 35 years.
Most new home loans float. The rate is the Standardised Base Rate (SBR) plus a spread the bank sets for you, and the SBR tracks the Overnight Policy Rate, which Bank Negara has held at 2.75% from 9 July 2025. At 4.5% instead of 4%, that RM778,050 loan costs about RM237 more a month, and a 30-year term instead of 35 adds about RM270. If this would be your third or later home loan, the bank can lend at most 70% of the property's value.

Service charge and sinking fund
The service charge at The Lighthauz is RM0.46 a month for each square foot, and that already counts the sinking fund. Under the Strata Management Act 2013, the sinking fund is at least 10% of the service charge and is kept for major repairs.
Across the 125 high-rise projects I track, the middle figure is RM0.40 per sq ft. The Lighthauz is above it, about RM44 a month more on the smallest unit than a building charging the middle figure.
