My take
These two sit on either side of the TRX station, so the real question is not location but timing and title. Core Residence is freehold and already completed, while Golden Crown is leasehold and still under construction with completion expected in 2026. If you want keys now and freehold land, I lean towards Core; if you prefer a newer tower and a lower entry price, Golden Crown deserves a proper look.
The two at a glance
Core Residence @ TRX is a completed, 50-storey freehold block with 580 units. Built-ups run from 624 to 1,022 sq ft, from 1 to 3 bedrooms, and listed prices go from RM 1,442,207 to RM 4,660,000, with a listed figure of RM 2,171 psf. Maintenance is RM 0.85 psf, sinking fund included. Every unit comes with one car park, except Tower 3 Type A3, which has none.
Golden Crown Residence is part of the 60-storey Menara Golden Eagle, which mixes homes, a hotel and offices. It is leasehold, under construction, and expected to complete in 2026. There are 490 units from 624 to 1,238 sq ft, 1 to 3 bedrooms, and prices from RM 1,280,000 to RM 3,031,000, with a listed figure of RM 2,051 psf. Maintenance is about RM 0.80 psf. Each unit gets one car park, apart from 30 Type A units on levels 13 to 22.
Getting around
Both are measured in a straight line, so the walk will always be a little longer.
- Golden Crown is about 0.06 km from KG20 PY23 Tun Razak Exchange station, and lists an underground connection to the station and mall.
- Core Residence is about 0.41 km from the same station, about 0.75 km from MR6 Bukit Bintang and about 0.79 km from MR5 Imbi.
- The Exchange TRX mall is about 0.21 km from Core and about 0.28 km from Golden Crown.
So on rail access alone Golden Crown is closer, while Core gives you more than one line within a short radius.
Who each one suits
Core Residence suits a buyer who:
- wants freehold land and a building that is already standing, so there is nothing to wait for;
- prefers a slightly more compact layout range topping out at 1,022 sq ft;
- likes the green-building angle, since Core is listed with LEED and GBI Gold certification.
Golden Crown Residence suits a buyer who:
- is comfortable with leasehold and an expected 2026 handover;
- wants a larger top layout, up to 1,238 sq ft;
- values a station almost at the door and a mixed-use tower with a hotel alongside;
- wants a lower starting price than Core.
What I'd check before choosing
1. The exact unit's car park. Both projects have exceptions. At Core it is Tower 3 Type A3; at Golden Crown it is 30 Type A units on levels 13 to 22. Ask for the unit-level answer in writing.
2. The lease term at Golden Crown. Leasehold is a plain fact here, but you should know how many years remain on the land title when you buy.
3. Construction progress. For Golden Crown, check the latest stage of work against the expected 2026 completion.
4. Monthly charges. RM 0.85 psf at Core versus about RM 0.80 psf at Golden Crown look close, but on a 1,000 sq ft unit even small gaps add up over the years.
5. Foreign purchase steps. Foreign buyers in KL need consent from the land authority, and the price threshold applies. I would confirm this before paying any booking fee.
