Aethera Residences @ Ibrahim International Business District, Johor Bahru, Johor
Jalan Tun Abdul Razak 1/1, Johor Bahru, Johor
UOA Group is building Aethera Residences on a 1.215-acre plot within the Ibrahim International Business District: 52 floors, 786 freehold homes, roughly 21 per typical floor. Two banks of four lifts serve separate halves of the tower, low and high. The smallest homes, at 650 sq ft, come either as a 1+1 or as a two-bedder; between 693 and 1,315 sq ft you get two- and three-bedroom plans, including a pair of dual-key ones; and at the top sit two four-bedroom duplexes. Homes are partly furnished and carry one car park apiece. I would recommend it to someone who wants to walk to the RTS Link once it opens, not to a family running two cars. For foreigners, Johor’s rule is a RM1,000,000 minimum plus State Authority approval. Almost all Aethera prices are above that; for the handful below, a foreigner’s only option is to buy it from the developer as a serviced apartment, approved by the State Authority, with a levy no lower than RM50,000, and not on the resale market.

What to confirm before you sign
The service charge per square foot. It is the cost you carry every month for as long as you own, and it varies several times over between buildings.
Car park allocation in writing. Some city projects allocate none; you rent a bay monthly instead.
It sits on a Commercial title under the Housing Development Act. That changes utility tariffs and assessment rates compared with a residential title — ask for the figures before you budget.

The bank's formula is monthly payment = P × r ÷ [1 − (1 + r)−n]. P is the amount borrowed, r is the yearly rate ÷ 12, and n is the number of monthly payments: 420 over 35 years.
Most new home loans float. The rate is the Standardised Base Rate (SBR) plus a spread the bank sets for you, and the SBR tracks the Overnight Policy Rate, which Bank Negara has held at 2.75% from 9 July 2025. At 4.5% instead of 4%, that RM896,580 loan costs about RM273 more a month, and a 30-year term instead of 35 adds about RM311. If this would be your third or later home loan, the bank can lend at most 70% of the property's value.

Service charge and sinking fund
The service charge at Aethera Residences is RM0.45 a month for each square foot, and that already counts the sinking fund. Under the Strata Management Act 2013, the sinking fund is at least 10% of the service charge and is kept for major repairs.
Across the 125 high-rise projects I track, the middle figure is RM0.40 per sq ft. Aethera Residences is above it, about RM33 a month more on the smallest unit than a building charging the middle figure.
