GEN SPHERE is Majestic Gen’s 50-storey single tower on 1.42 acres, holding 996 freehold serviced apartments. Work began in June 2025 with a 54-month SPA period, so handover is expected in 2029. Every layout is compact with two bathrooms: 459 sq ft one-bedroom Types A and A1, 551 sq ft Types B and B1 with a study room, a 700 sq ft one-bedroom duplex (Type E), and three-bedroom Types C, C1 and D at 652 and 755 sq ft. With 25 to 28 units and 8 lifts on a floor, it is a dense block for singles, couples and small families who cross the border often, not for a family wanting big rooms. For foreign buyers: Johor’s minimum is RM1,000,000, with approval by the State Authority, and only the top of this price range reaches it. Below that line, only a new unit bought from the developer is open to a foreigner, as these are serviced apartments on a commercial HDA title, with State Authority approval and a levy of at least RM50,000; resale units are excluded.

What to confirm before you sign
The service charge per square foot. It is the cost you carry every month for as long as you own, and it varies several times over between buildings.
Car park allocation in writing. Some city projects allocate none; you rent a bay monthly instead.
It sits on a Commercial title under the Housing Development Act. That changes utility tariffs and assessment rates compared with a residential title — ask for the figures before you budget.

Holding GEN SPHERE month to month
For the starting-price unit of GEN SPHERE, at RM609,000, a 90% loan of RM548,100 repaid over 35 years at 4% a year, my example rate, costs about RM2,427 a month. On top of this come the service charge, the council's assessment tax and the yearly quit rent.

The bank's formula is monthly payment = P × r ÷ [1 − (1 + r)−n]. P is the amount borrowed, r is the yearly rate ÷ 12, and n is the number of monthly payments: 420 over 35 years.
Most new home loans float. The rate is the Standardised Base Rate (SBR) plus a spread the bank sets for you, and the SBR tracks the Overnight Policy Rate, which Bank Negara has held at 2.75% from 9 July 2025. At 4.5% instead of 4%, that RM548,100 loan costs about RM167 more a month, and a 30-year term instead of 35 adds about RM190. If this would be your third or later home loan, the bank can lend at most 70% of the property's value.
