Studios and dual-key units in a 62-storey tower near JB Sentral
Causewayz Square Axis Johor Bahru
Of the Causewayz Square towers, Axis is the one built purely for small homes. Its 908 freehold units come as 366 sq ft studios or 592 sq ft dual-key two-bedders, each with one car park. Prices go from RM580,300 up to RM954,500, and the target for completion is 2030.
Causewayz Square Axis @ Johor Bahru City Centre, Johor
Jalan Kuning, Taman Pelangi, Johor Bahru, Johor
All 908 freehold homes here, on a commercial title within Causewayz Square in central Johor Bahru, follow one of two plans. Type A is a one-bathroom studio of 366 sq ft. The bigger plan (Type B, 592 sq ft) splits into dual-key halves: two bedrooms, two bathrooms and two small kitchens, so you can live in the whole unit or treat it as two separate rooms. Most floors have 20 units sharing eight passenger lifts, with 16 on Level 40 and just 6 on Levels 58 and 59. Each home is sold with one car park. I see Axis working for a single professional, a weekday commuter to Singapore or someone after a compact second base in Johor Bahru; families will find it too small. Johor treats RM1,000,000 as the lowest price a foreigner may pay for a home, and Axis tops out below that, so the only route is a direct purchase from the developer under the rule for serviced apartments, which needs State Authority approval and carries a levy of no less than RM50,000. A resale Axis unit would not qualify.

What You Get at Causewayz Square Axis
Two compact layouts, one car park for every unit and the facilities up on Level 60.
Just Two Plans
Pick the 366 sq ft studio (Type A, one bathroom) or the 592 sq ft Type B, which has two bedrooms, two bathrooms and a dual-key split. Fewer choices, but each is clearly aimed at a particular buyer.
Dual-Key Type B
Each half of Type B holds a bedroom, its own bathroom and its own kitchen area off a shared foyer, so a couple can use all 592 sq ft or keep one side ready for visiting family.
20 Units, 8 Lifts a Floor
On a typical floor, 20 units share eight passenger lifts, roughly 2.5 homes to a lift, and there is a service lift too. Two further lifts run only between the car park floors.
Facilities on Level 60
The shared sky facilities are on Level 60. Expect an infinity pool and a wading pool, a jacuzzi lounge, a BBQ deck and a gym, along with social, entertainment and co-working lounges, a games room and karaoke.
Shops Below, Lobby at Ground
The ground floor has a grand lobby with a drop-off and waiting lounge, and the same floor holds retail units, part of the Causewayz Square development.
One Car Park, RM0.36 psf Fee
Studio or dual-key, each Axis home is sold with one car park. Maintenance is RM0.36 per sq ft including the sinking fund: about RM132 a month for a studio and about RM213 a month for Type B.

What to confirm before you sign
The service charge per square foot. It is the cost you carry every month for as long as you own, and it varies several times over between buildings.
Car park allocation in writing. Some city projects allocate none; you rent a bay monthly instead.
It sits on a Commercial title under the Housing Development Act. That changes utility tariffs and assessment rates compared with a residential title — ask for the figures before you budget.

The bank's formula is monthly payment = P × r ÷ [1 − (1 + r)−n]. P is the amount borrowed, r is the yearly rate ÷ 12, and n is the number of monthly payments: 420 over 35 years.
Most new home loans float. The rate is the Standardised Base Rate (SBR) plus a spread the bank sets for you, and the SBR tracks the Overnight Policy Rate, which Bank Negara has held at 2.75% from 9 July 2025. At 4.5% instead of 4%, that RM522,270 loan costs about RM159 more a month, and a 30-year term instead of 35 adds about RM181. If this would be your third or later home loan, the bank can lend at most 70% of the property's value.

Service charge and sinking fund
The service charge at Causewayz Square Axis is RM0.36 a month for each square foot, and that already counts the sinking fund. Under the Strata Management Act 2013, the sinking fund is at least 10% of the service charge and is kept for major repairs.
Across the 125 high-rise projects I track, the middle figure is RM0.40 per sq ft. Causewayz Square Axis sits below it, about RM15 a month less on the smallest unit than a building charging the middle figure.
