Coronade Twins is a pair of towers, the North Tower (T7) and the South Tower (T8), within Coronation Square in Johor Bahru’s Ibrahim International Business District. Tower T7 is the subject here: 539 homes on 41 storeys, 20 a floor, served by 5+1 lifts. Three of its four layouts are under 710 sq ft: a 280 sq ft one-bedroom, a 511 sq ft 1+1 and a 705 sq ft 2+1. The fourth, Type D, is the family plan: four bathrooms and 3+1 bedrooms across 1,230 sq ft. The smaller three suit a single professional or a couple who cross to Singapore often. No completion year or price has been released. For foreign buyers: Johor sets RM1,000,000 as the minimum, with approval by the State Authority, and only the price list will show which T7 units reach it. Below that price, only a new unit bought from the developer is open to a foreigner, as a serviced apartment on a commercial title, with State Authority approval, a levy of at least RM50,000 and RM2,000 per title; resale units are excluded.

Tower T7 of the Pair

Covered Bridges to the Stations

Covered footbridges connect Coronation Square with the JB Sentral and CIQ complex and with the future Bukit Chagar RTS station. In a straight line, Bukit Chagar is about 370 m away and JB Sentral about 380 m.

Four Layouts, 280 to 1,230 sq ft

Type A1 is a 280 sq ft one-bedroom, Type B a 511 sq ft 1+1 and Type C a 705 sq ft 2+1 with two bathrooms. Type D tops the range at 1,230 sq ft, giving a family 3+1 bedrooms plus four bathrooms.

Build Time: 48 + 6 Months

The tower is under construction, and the building period is tentatively 48 months plus 6 months, which points to completion around 2030; the developer has not confirmed a date. If you need a fixed move-in date, weigh that before you book.

Fee Estimated at RM0.60 psf

The maintenance fee is estimated at RM0.60 psf. It is an estimate, not a final figure, so ask for the confirmed rate together with the price list.

Clinic and Mall Close By

KPJ Medical Suites is about 90 m away and Komtar JBCC about 180 m, both in a straight line, and Coronation Square Mall is also nearby, so many daily errands need no car.

Holding Coronade Twins month to month

For the starting-price unit of Coronade Twins, at RM450,000, a 90% loan of RM405,000 repaid over 35 years at 4% a year, my example rate, costs about RM1,793 a month. The entry unit here, 280 sq ft, carries a service charge of about RM168 a month; if the sinking fund is billed separately, add RM17. Budget roughly RM1,978 a month with both, not yet counting assessment tax or quit rent.

Tell me which unit you are considering on WhatsApp, +60 17-880 2526, and I will work it out for that unit.

The 4% is an example rate rather than a quote, and what you sign for is priced unit by unit and floor by floor. For a different loan, scale it up or down with the table below.

Work out your own instalment

The bank's formula is monthly payment = P × r ÷ [1 − (1 + r)−n]. P is the amount borrowed, r is the yearly rate ÷ 12, and n is the number of monthly payments: 420 over 35 years.

Most new home loans float. The rate is the Standardised Base Rate (SBR) plus a spread the bank sets for you, and the SBR tracks the Overnight Policy Rate, which Bank Negara has held at 2.75% from 9 July 2025. At 4.5% instead of 4%, that RM405,000 loan costs about RM123 more a month, and a 30-year term instead of 35 adds about RM140. If this would be your third or later home loan, the bank can lend at most 70% of the property's value.

For a RM650,000 loan at 4% over 35 years, take 6.5 × RM443: about RM2,880 a month.

Service charge and sinking fund

The service charge at Coronade Twins is expected to be RM0.60 a month for each square foot; the quote leaves open whether the sinking fund is inside that figure. Under the Strata Management Act 2013, the sinking fund is at least 10% of the service charge and is kept for major repairs.

Across the 125 high-rise projects I track, the middle figure is RM0.40 per sq ft. Coronade Twins is above it, about RM56 a month more on the smallest unit than a building charging the middle figure.
