Imperial Residence is a residential tower within Pavilion Damansara Heights, the freehold mixed development on Jalan Damanlela by Jendela Mayang Sdn Bhd, a joint venture of Pavilion Group and CPP Investments. It is meant for a family that wants a very large home and few neighbours. Levels 8 to 45 have four units a floor, two in each wing, and the penthouse levels 46 to 48 have just two. Each unit opens from its own lift lobby, so you do not share a landing, and every bedroom has its own bathroom. The 154 homes start at 3,380 sq ft with four bedrooms, or three bedrooms plus a studio, go up to 4,090 sq ft, and end with a 7,459 sq ft five-bedroom penthouse. The maintenance fee is RM0.80 psf plus a 10% sinking fund, roughly RM2,700 a month before the sinking fund on a 3,380 sq ft unit. It will not suit a buyer looking for a compact unit or an early move-in, as completion is expected in 2030.

Holding Pavilion Damansara Heights Imperial Residence month to month

For the starting-price unit of Pavilion Damansara Heights Imperial Residence, at RM5,429,000, a 90% loan of RM4,886,100 repaid over 35 years at 4% a year, my example rate, costs about RM21,634 a month. The 4% is an example rate rather than a quote, and what you sign for is priced unit by unit and floor by floor. For a different loan, scale it up or down with the table below.

Work out your own instalment

The bank's formula is monthly payment = P × r ÷ [1 − (1 + r)−n]. P is the amount borrowed, r is the yearly rate ÷ 12, and n is the number of monthly payments: 420 over 35 years.

Most new home loans float. The rate is the Standardised Base Rate (SBR) plus a spread the bank sets for you, and the SBR tracks the Overnight Policy Rate, which Bank Negara has held at 2.75% from 9 July 2025. At 4.5% instead of 4%, that RM4,886,100 loan costs about RM1,489 more a month, and a 30-year term instead of 35 adds about RM1,693. If this would be your third or later home loan, the bank can lend at most 70% of the property's value.

For a RM650,000 loan at 4% over 35 years, take 6.5 × RM443: about RM2,880 a month.

Service charge and sinking fund

The service charge at Pavilion Damansara Heights Imperial Residence is RM0.80 a month for each square foot, and the sinking fund is billed on top of it. Under the Strata Management Act 2013, the sinking fund is at least 10% of the service charge and is kept for major repairs.

Across the 125 high-rise projects I track, the middle figure is RM0.40 per sq ft (sinking fund added before comparing). Pavilion Damansara Heights Imperial Residence is above it, about RM1,622 a month more on the smallest unit than a building charging the middle figure.

Council and land office bills

In Kuala Lumpur the assessment tax is billed by DBKL in two halves a year. It is the unit's annual value, which is DBKL's estimate of a year's gross rent, times 4% for residential buildings, or 7% for serviced apartments within the city's original 36 square miles (5% outside them). If the annual value were RM13,200, you would pay RM528 a year at 4% and RM924 at 7%.

Quit rent is a yearly bill from the Federal Territory land office, due on 1 January; it becomes arrears if still unpaid on 1 June.
