Colonial Infinite is the office-suite part of HCK’s edumetro development in USJ 1, Subang Jaya, which also houses SEGi College Subang Jaya. HCK Builders expects to complete it in Q3 2028. The land is about 3.76 acres, leasehold, on commercial title. Its 261 suites spread over four levels: LG1 holds 132 suites, the Ground floor 110 and the Ground Mezzanine 18, with 2 lifts. A simplex suite is a single level of between 280 and 549 sq ft; a duplex suite, between 388 and 1,001 sq ft, uses a high ceiling to fit a mezzanine. Every suite has one bathroom. Prices start at RM253,000, about RM800 to RM904 psf gross, and maintenance is estimated at RM0.40 psf plus 10% for the sinking fund. Parking is on a rental basis. The suites suit a small business owner or consultant who wants to own a compact workspace, or an investor who understands office leasing. They are on commercial title, so they do not suit anyone looking for a home.

What You Get at Colonial Infinite

Compact office suites, some with a mezzanine, inside an education hub with shared lounges, a pool and co-working space.

Simplex or Duplex Suites

Simplex suites, between 280 and 549 sq ft, keep everything on one floor. Duplex suites, between 388 and 1,001 sq ft, put a mezzanine under the high ceiling, so a meeting table downstairs and a quiet desk upstairs fit in one suite.

Beside SEGi College

SEGi College Subang Jaya is part of the same edumetro development, so students and teaching staff pass through every day. That matters if your business serves students, parents or education providers.

Pool, Gym and Co-Working

Beyond your own door there are co-working spaces for bigger meetings, a gym and an infinity pool for after hours, plus a lounge lobby and separate leisure and social lounges for receiving visitors.

Smart Locks and CCTV

Suites have smart door locks and the building is under CCTV surveillance, so you can give staff or a tenant access without handing out physical keys, and check who comes and goes.

Free Shuttle Around USJ

Free shuttle buses link the building with USJ 7, Taipan USJ 10 and Da Men. Sun-U Monash, the closest BRT stop, is roughly 830 m off in a straight line, and KESAS and LDP are close by.

Know the Running Costs

Prices start at RM253,000. Maintenance is estimated at RM0.40 psf plus 10% for the sinking fund, and car parks are rented rather than owned, so add both to your monthly budget before you commit.

Holding Colonial Infinite month to month

For the starting-price unit of Colonial Infinite, at RM253,000, a 90% loan of RM227,700 repaid over 35 years at 4% a year, my example rate, costs about RM1,008 a month. The entry unit here, 280 sq ft, carries a service charge of about RM112 a month, and the sinking fund adds RM11. Budget roughly RM1,131 a month, not yet counting assessment tax or quit rent.

Tell me which unit you are considering on WhatsApp, +60 17-880 2526, and I will work it out for that unit.

The 4% is an example rate rather than a quote, and what you sign for is priced unit by unit and floor by floor. For a different loan, scale it up or down with the table below.

Work out your own instalment

The bank's formula is monthly payment = P × r ÷ [1 − (1 + r)−n]. P is the amount borrowed, r is the yearly rate ÷ 12, and n is the number of monthly payments: 420 over 35 years.

Most new home loans float. The rate is the Standardised Base Rate (SBR) plus a spread the bank sets for you, and the SBR tracks the Overnight Policy Rate, which Bank Negara has held at 2.75% from 9 July 2025. At 4.5% instead of 4%, that RM227,700 loan costs about RM69 more a month, and a 30-year term instead of 35 adds about RM79. If this would be your third or later home loan, the bank can lend at most 70% of the property's value.

For a RM650,000 loan at 4% over 35 years, take 6.5 × RM443: about RM2,880 a month.

Service charge and sinking fund

The service charge at Colonial Infinite is expected to be RM0.40 a month for each square foot, and the sinking fund is billed on top of it. Under the Strata Management Act 2013, the sinking fund is at least 10% of the service charge and is kept for major repairs.

Across the 125 high-rise projects I track, the middle figure is RM0.40 per sq ft (sinking fund added before comparing). Colonial Infinite is above it, about RM11 a month more on the smallest unit than a building charging the middle figure.
