Straight-line distance from MABA Suitez @ KL City Centre to each station on OpenStreetMap. The walk is always a little longer.

Before I choose a floor at MABA Suitez, I look at where the shared spaces sit, because they shape both convenience and noise:
So if the top-floor pool matters to you, Tower A keeps it in your own building; in Tower B the family pool on Level 50 is the one closest to home. I always ask for the price of the same layout on a few different floors, so you can see what each step up costs.
MABA Suitez sits across Jalan Hang Jebat from Merdeka 118, and the developer also names TRX, the Petronas Twin Towers and KL Tower as part of the skyline around it. Which of these you actually see depends on the unit's position on the floor, not on whether it is Type A, B or C. A typical floor has 12 units in Tower A and 10 in Tower B, so the outlook changes a lot from one end to the other. When you shortlist a unit, I will get the key plan for that floor and mark it, so you know the facing before you pay a booking fee. Three schools are about 120 to 140 m away, so I also check which side faces them if you work from home.
This is a new launch, so you will pay in stages as the towers go up, and the bank releases your loan the same way. In the early years you only pay interest on what has been released, so the monthly amount starts low and climbs towards the full instalment near handover. The brochure gives 60 months from the APDL to build, so plan your cash for that whole period.
The stamp duty on your loan agreement is 0.5% of your loan. On a RM600,000 loan, for example, that is RM3,000. The stamp duty on the transfer is worked out on the price, as shown in the cost table above. I will also check with the developer which legal fees and stamp duties, if any, it covers for this launch.
I like my clients to think about the next buyer before they buy. At MABA Suitez that buyer is likely to look a lot like you: someone single or a couple, working in the old city and getting around by train, and not needing a car park, since none comes with the unit. The tenure is leasehold, which some buyers and banks look at closely, so ask how many years remain on the lease. What works in your favour is that the MRT, LRT and Pudu Sentral are all within about 300 m, and a compact unit keeps the total price within reach of more people. I never promise a resale price; I would only buy here if you are happy to live in the unit yourself.
MABA Suitez is by EXSIM, and two of its other city projects are worth a look before you decide:
| Project | Area | Tenure | From | Sizes | Completion |
|---|---|---|---|---|---|
| MABA Suitez | KL City Centre | Leasehold | RM699,000 | 323–657 sq ft | 60 months from APDL |
| Phoeniz Suites | KL City Centre | Freehold | RM1,016,400 | 484–678 sq ft | 60 months after APDL |
| Branniganz Suites | Bukit Bintang | Leasehold | RM803,500 | 344–678 sq ft | Expected 2028 |
In short: MABA has the lowest entry price of the three, Phoeniz Suites is the freehold option in the same part of town, and Branniganz Suites is expected to be ready first. Tell me which matters most to you and I will send the current price lists side by side.
This corner of the old city is a working neighbourhood. The people I picture living at MABA Suitez are those who already spend their day nearby: office staff at Merdeka 118 and around Merdeka Boulevard, teachers and staff at the Methodist and Confucian schools down the road, and people working in the shops, restaurants and clinics of Petaling Street, Central Market and Pasar Seni. Add to that commuters who want Merdeka MRT, Plaza Rakyat LRT and Pudu Sentral on their doorstep, and owners living outside KL who like that the building is planned to be run by a hospitality management company. If your daily life is in Mont Kiara or Petaling Jaya instead, the trains help, but another area may suit you better.

Other projects I would put beside this one before deciding: similar budget, size or area.
